  • 2 Resort Ownership? Or 2 seperate ownerships?

    I am looking at a resale listing for the following situation.

    XXX,000 points are deeded to Royal Vista, and XXX,000 points are deeded to Palm-Aire.

    Does that mean I would have to pay 2 closing fees? and have 2 seperate deeeds????
    How would I make SURE that the Royal Vista ownership is my FIRST ownership so my points can go into II?

    MF is listed as $1560 - I assume this is a combination of both????

    Here is another listing....

    XXX,000 deeded Fairfield points may be used at any Fairfield location or for a RCI exchange at
    any of their locations world wide!
    The home sites of Governor's Green (XX,000 points) and Patriots Place (XX,000 points) in Williamsburg

    If you are looking to buy this from a reseller, you need to speak to them about having the closing company submitting the Royal Vista deed first and have your account set up with II as the exchange company. If both are submitted simultaneously, it is highly likely that Palm Aire will have your account affiliated with RCI instead of II. Trying undo that will be a hassle, if not difficult. You will need the closing company to clearly understand that Royal Vista needs to be submitted first to Wyn/FF.

    Whether you will have to pay 2 separate closing costs will depend on the seller and the closing company. It seems to me that you can close both at once, have the deeds recorded and have Royal Vista deed submitted first, then Palm Aire afterwards. There is a $100 transfer fee payable to Wyn/FF for each deed submitted whether they are submitted together or separately.

    Without knowing the number of total points, it is hard to know whether the $1560 is the MF for both or not. If this is a package deal, it is likely the MF for both. Also, since both are FL resorts, there is a separate bill for taxes each year. You need to know that amount also.

          That's $4.30 per 1000 points for MF, sounds about right for those 2 FL resorts before the taxes.

          Pat, make sure that the $1560 includes the Fairshare Plus fee (about $.50 per 1000 points).

            So that would add another $180.00 per year?
            Along with taxes as well????

            I guess I really want to know the monthly fee - does that number usually include the FSP fee but not the taxes???
            Or do only the FL resorts bill taxes separately?

              For florida resorts, yes---taxes are billed separately for WynFF florida deeds. for most others, taxes are also included in the monthly bill.
