    MF and tax = 1524
    Fees per 1K point $5.08
    Final price - $6,811

    And other Wyndham Point contracts are selling for much less then $2.20/ 1K

    I appreciate all the help I am getting here from the 'experts

    Hold it, I have a question. Isn't there an advantage to owning at the Wyndham resort you want to stay at? I thought you could reserve farther out if you are making a reservation at your home resort. No?

      Yes. 13 to 10 months (home resort), vs. 10 months to check in (non-home resort).

        As Mike said, yes...but it has been reported here and OY that almost all resorts can be had at the 10 month mark ....

          Bonnet Creek is huge. But, this year, Christmas weeks were booked before the Standard Reservation period (or maybe within a week or two of it opening; I didn't check on the exact day.)

          Same thing might have happened for other hot holiday weeks.

          Even in non-holiday weeks, the 3 and 4BRs are sometimes gone during ARP. So, if you really want to stay in BC during a holiday week, or in a larger unit, it may be worth your while to pay extra for points there.

            Well, okay, I 'give' - for certain resorts, it does pay to own where u want to go....

              I was wondering if it was a large resort.... although thru II I can usually get DVC for when I want to go.
              But it is good to know about the availability there.

                Not for certain resort, but for certain timeslot. Just like Ski resort at X'Mas. Or FL beach at President week, or July 4th at beach. Some time slot, it seems no matter how many resorts you put, there seems always has demand unfill. Then most of the other time, you will find there are enough inventories sit there.

                Wyndham will continue find ways to build if they can sell it. That means, if you skip those hot pursue time solt, you do have a lot of flexibility. Unless, of course, everyone start to take the rest of the weeks at the 1st day it become available. But people will not hold stuff unless they fear it will be shortage. And unless Wyndham try to do some strange stuff, that will not easily happen.

                  I just can't help 'playing by the rules' - I also tend to plan ahead - and as u know with Marriott, people complain they don't get the reservation they want.
                  I have always gotten my Marriott reservations because I call at 9 a.m. on the day my reservation would become available...

                  So I always call like that....I just can't help it - I HAVE to - in the same way I am asking so many questions here... I want to be able maximize my ownership and get the best use of my points....
                  It is also refreshing to herethat u CAN get a god reservation at 7-8 months...

                  But watch out, I haven't even started to ASK about last minute short term points reservations

                  One more question - can I make reservations at 10 months out on the website or do I have to speak to a human???

                    At 10 month, you can.

                    If you can wait till short term, maybe you will catch one of their discount.

                            Pat, you should visit Bonnet Creek and ask to see the units. The main desk will be happy to tell you which units are open every day. They close at about 3:00, I think.

                            The 4 bedroom penthouse units are gorgeous, and even impressed our son, and he is hard to impress. He liked the two-bedroom he stayed in, while we stayed at Saratoga Springs.

                              If I see it, I might have 'Penthouse envy' - which wouldn't be a good thing - too bad u weren't at OKW - right across the way.
