  • Buying an additional Wyndham contract at home resort - questions

    Hi all,

    If I buy another contract (UDI points) resale at my home resort can they just transfer those UDI points into my current contract and deed?

    Do they change the deed and make it one deed?

    What about if there are different dates for the points to be issued? Do I get two different issue dates for the points or all at one time?

    Is closing easier? and cheaper?

    Since this is the same resort then would I save the RCI fee and the other common admin fees and just pay the per point fees for the additional points?

      If you buy another UDI deed at your home resort, Wyn/FF will add that contract/deed to your Wyn/FF account. It doesn't merge the deeds. However, the number of points you can ARP at your home resort equals the sum of the two contracts.

      Now, it is possible to have different start dates for your Use Year. You should know this when you buy the new UDI deed. You can have different Use Year contracts in the same Wyn/FF account. For example, one Use Year may start on Jan 1 and one Use Year may start on Oct 1. You will have to learn how to manage your points but lots of people who have more than one starting date for Use Year, like it.

      It is your Wyn/FF account that is tied to your exchange company, RCI. Adding another deed/contract will not affect that in any way. You do pay MF and FSP fees on the new points just like the original points. Say you had 300,000 points and the new deed is 200,000 points. Your MF and FSP fees will be based on 500,000 points.

      As far as closing, it can be a little easier because your Wyn/FF account is already set up and your membership number is established. Make sure the closing company forwards your account info to Wyn/FF when it sends the recorded deed to it.

          I agree with all Mike said. As the owner of 2 UDI contracts at Grand Desert, we have 2 different use years. One starts 10/1 and the other starts 1/1. They always want to combine these contracts (for more money, naturally) but I like them the way they are. If I don't think i will use them all, I have an additional 3 months to bank them. And i can borrow from the following year an additional 3 months out. At first this seemed really confusing, but it's a system that really works for me.

            I don't know FF that well but I'd have thought that it was better to have a second FSP contract at a second resort so you'd have early "home resort" reservations at 2 resorts instead of one.

              That can certainly be an advantage if u have a HIGH demand location - but conventional wisdom aka mshatty, Jya-Ning, bnoble say go for the lower MF resorts.

                  Thanks, I think we need to have Frank add some additional categories - or at least appoint a "Tag Fairy" as on "The DIS Boards"

                  Their are certain resorts - say Bonnet Creek, where if u know u wan to go yearly and reserve a 3-4BR - it s best to own so u can ARP. Or some race weeks in Dayton???? or summer Myrtle Beach....but everything else id pretty much available from what I have heard.....I still do not have my account set up so I am ONLY repeating what "Henry Higgins " has told me.

                    ...provided you have enough points at each resort to ARP the room size and length of stay you want. If you owned, for example, 154k at each of two resorts, it's possible you couldn't ARP a full week at either one of them. Points deeded at the resort for your second contract couldn't be used to ARP at your first resort, and vice-versa.

                      I think I am good on both counts. Not many Wyndam resorts rock my boat...but Oceanside Pier does. And summer is high high demand. MF have gone up since it sold out but still decent.

                        I saw your picture about that resort on the group site. Can not fault anyone want to face the CA ocean in the demanding time. Or any beach around their places. Or any beach at all. But I though you have enough points already?

                        Deeds will be recorded in local government. I have not hear anyone be able to combine them. I can image what it does take local government when it was initially set up to make sure a point system will not be oversold. And thus with government, maybe impssible or not cost effective to try to be able to tracking them later and thus make the combination close to impossible.

                        I like deeds with different use year, its like you get your own mini credit pool. Although sometimes it maybe a little bit confuse. So some people do ask FF to combine use year. It will move your use year to later. So say if you have use year end at June and Dec, you want to move June's one to Dec, they will do it, but you will loss the part of June to Dec on the year you ask for conversion, although you are still paying MF for that 6 months. I don't think it will be big deal if you want to hold them and pass it to your kids, but a loss is a loss.

                          Enough points already.....LOL....yeah I do......now I have even more than enough.....1,210,000. Someone has to get me to stop before I buy....not after.

                          We shall see what happens. Looks like two deeds and two different times when I am issued points.
