  • Wyndham closing - What do I have to do next?

    I just got my closing package on its way to the title company for my closing. Their note said that its about 4-6 weeks to get the deed recorded in Bexar County, TX.

    So is there anything that I need to do over the next several weeks to get the proces started with Wyndham? Do I have to wait until the deed is recorded? Once the deed is recorded who do I need to call to get my account set up with Wyndham?

    Be patient. A copy deed won't be sent to Wyndham until it has been recorded in Bexar (pronounced Bear) County.

    I am assuming your purchased Wyndham deed with Fairshare Plus points. Once the deed is recorded, hopefully your title/closing company will send a copy of it and $100 to Wyndham to start to set up your account. If this is your first Wyndham deed, it can take from 2 to 3 months to have your membership set up.

    If you have bought just a fixed week deed, then you send a copy of the deed to Wyndham and the HOA. You become the owner when the deed is recorded.

      Ugh! I guess one of the improvements they discussed at the recent owner's meeting didn't include speeding up the process of setting up an account.

      After the deed is sent, do you know if if it helps to literally pester Wyndham every day until they get it set up to shut you up? I can be mildly irritating when necessary and patience was never my forte.

        Personally, I think you should be a better person than that. The process takes a while. Who knows, maybe your deed will get "lost" if you irritate them too much. You are not in control, they are. What makes you more special than the person who got their deed in the day before you?

        Patience is a virtue. It will be completed. When it does, you will enjoy your new ownership.

          IMHO, I will still call them, but not with the mind set of trying to push my standing in line or become their boss. In staed, I would see this as a partnership stuff, I am kind of volunteer worker for them as a helper, just in case something is missing, I would not want them send a snail mail to closing company, and than closing company send them snail mail back, and waste few weeks in the process.

          I have seen closing company loss any commuications as soon as they send out the recorded deed, and a piece of paper they believe is the transfer documents.

          However, as TS company goes, they may have owner recorded not the same as the recorded deed (for example, father gives it to son, and never bothers to inform the TS company). They may have unpaid MF or SA or Tax, when the time closing company check, it does not existing. But after few weeks recording in the local government, it is there. The seller may make mistake when they assume they get all the signed documents from the real owner but they did not, it happen in few post card companies. And certainly possible, your transfer paper is sitting in one personal's to do list and that person is on vacation.

          Things happen. So call both sides, it gives you some feeling how each side is. And if there is any issue, you may willing to make some long distance call to help resolve it at spot while they may not do the same.

          However, just remember, it is nothing you can do, although you may pay the transfer fee or closing cost, that will not make them see you as their boss, certainly will not help your case if you behavior like one. It will make your life much easier if you assume the transfer will not complete until almost the end of your use year, so you probably want to contact seller to use the point if you have something in mind. They may have most incentive to complete the transactions.
