  • Need to make a decision -new TS purchase

    I'm a newbie - just registered on this website and need some help. After saying I'd never buy a TS, I bought a Wyndham 1 Bedrm at the Grand Desert, LV 3 days ago -- so have 4 days to cancel and am trying to decide what to do. From my short time reading threads, I can see that it looks like the majority of you folks recommend resale - not retail and - yes - I fell for a slick presentation.
    My question - is it possible (if I cancel by my 7 day deadline) to buy something similar to what I spent $24,900 on with 154,000 bonus points( and VIP status) for maybe 50% of that??? I also have RCI membership - does that ever come with a resale?

    • RCI membership is ~$90/year anyone can join.
    • Lowest level VIP I thought was 300,000 and it is near worthless, you don't get it on resale
    • 154,000 points can be had for ~ $2000 on eBay, so do you want to pay $23000 for worthless VIP?

      As Spence said, VIP status is generally not worth it.
      I have recently purchased 3 Wyndham contracts that total 329,000 points for under $3,800 including closing costs.
      As part of your yearly MFs that you pay, you get a 'free' RCI membership.

      I would suggest that you follow the directions exactly and RESCIND your purchase.

      I will ask the moderator to move this to the Wyndham boards were experts Jya-Ning, mshatty and bnoble can guide you.

          You can probably purchase 154,000 Wyndham points for about 5% (not a typo) of that. You cannot obtain VIP status buying resale, but most people don't believe it has that much value. Plus, you do not get VIP status buying 154,000 points from the developer. You may have gotten some bonus points as part of your sale that gives you temporary VIP status. You can also join RCI with a resale purchase. Some Wyndham resorts exchange through II, so if you want RCI exchanges, make sure you buy one that is affiliated with RCI.

          You may want to consider rescinding your purchase while you have the opportunity.

            And if you decide you want to buy from the developer, you can always do it again in a week or a month

              Rescind. Today Do it Now!

              Rescind. Buy resale. Forget VIP as it is virtually worthless and not worth tens of thousands of dollars.

              Need more? If you wait beyond the end of your rescind period your $23,000 upfront fee will be worth around $2000 AND you will owe the same annual fees as the resale buyer who only paid that $2000 or less. VIP worth that?

                I will chime in, and also tell you to rescind........Learn everything you need to know before making a decision. You can always purchase direct. The deal will be there, no matter what they tell you. Once your purchase goes through, you're stuck. RESCIND!!!!!

                  Make sure you recind in the proper legal manner. I suggest you make copies of what you are sending back. Send by certified mail that requires that they sign.

                  A fax or email can be "lost" so by sending by a certified letter you will have proof of your recinding.

                  If you go to ebay completed auctions and type in Wyndham completed auctions you will learn how much you would have needlessly over paid if you would have not recinded.

                    Here is a link to over 100 recently completed ebay Wyndham Points auctions.

                    One of the very recent completed auctions was for 189,000 Yearly Wyndham-Fairfield Points that sold for $1,515.53. with no reserve on June 5, 2008.

                      RE: "needing to make a decision" -- it's now the 7th day ( which is the deadline in AZ for cancelling a TS) and I want to thank those who were kind enough to reply and help me make a decision. I DID run to the post office and have sent in my cancellation letter to Wyndham:.

                      I'm looking forward to reading more in this TS forum to learn how to get a good re-sale because I'm now hooked! Again - THANKS!

                        You have made a good decision - there is a LOT to learn about Wyndham but it seems to be a great syatem with lots of flexibility - I am sure you will enjoy an ownership with them ONCE you learn the ropes of the system and how to make your best buy in.
