Bought from developer: Wyndham Ocenside -- need help

    Cal5125,

    There is dedicated Wyn owner run website that has at least 10 years of history of MF at all of the Wyn resorts. That MF information is in the "Fees Forum". It also has more information on Wyndham Vacation Resorts than any other source.

    The link is here.

    It is free to join. You will want to read the Wyndham Primer on that website. It will give you great information about owning Wyndham.

      Mike, I hate to ask but what do Wyndham Fairshare Plus Owners have on top of the ARP? Is that (Plus) what I was confused with that do not pass on to re-sale buyers? Are that the perks to check in early and less points required to make a last minute reservation or no guest certificates either? The whole system is so confusing to me so picking up the phone and renting something where we would like to go once in a blue moon seem to be a lot easier.

            Primarily access to all Wyn resorts, RCI or II account as part of their FSP fees, point discounts for reservations within 60 days at resorts that have excess inventory (VIPs have discounts to all resorts within 60 days). If you buy from Wyn, there is a program called Plus Partners that you get. Resale owners can buy into that program separately. There is no difference in the your stay at the resort. Everything is available to everyone regardless of the source of your ownership.

            The guest certificate thing is in flux. A new policy on guest certificates did not get implemented this year because Wyn was working to get its new reservation website out for the the owners. They did. This year they are working implementing those new rules.

            If you want to rent a Wyn, there are mega point owners who have established a rental business. Their prices can be quite reasonable. Of course the best deals are those within 60 days before check in and always subject to availability.

              Wow. Very useful. Thought I would share my finding -- here are the 5 cheapest (lowest MF per 1000 points) resorts:

              PRINCEVILLE - BALI HAI VILLAS - UDI 2.78
              EDISTO ISLAND - OCEAN RIDGE - KING COTTON VILLAS 2.81
              SOUTH LAKE TAHOE 3.03
              HONOLULU - WAIKIKI - BEACH WALK 3.19
              GLADE - NOTTINGHAM VILLAGE 3.22

                  I don't know about Bali Hai ( but suspect a new section) and other than the Glade can you say in developer sales.

                  See how long those MF's can last.

                  If I were running a book, expected raises in order would be Tahoe, Honolulu, with Bali Hai and King Cotton a punters choice.

                    I don't think that will help you. You'll only be able to book ARP with your home points. Even with the 239K points you had, you couldn't get a prime summer 2bd oceanview week. It's almost impossible to book a prime 2bd non-oceanview. They only have about 20 at the resort.

                    You really need to consider how many points you need at your home resort to book what you want. Then buy extra points from somewhere else if needed, but those points won't get you the ARP at Oceanside Pier.

                      Yes, the extra points would be for off-peak or use at a different resort. I need to have enough at Oceanside for a prime, 1 week rental. For a 2 BR with ocean view, that is 275K. It seems Oceanside points sell at around $50 per thousand (resale) so I am looking at $13,750. Thats more than twice the points I had before for lower cost -- thanks to you guys.

                      May be round off later with an additional 200K points from another resort at $10 per thousand, thats another $2K. The real issue will be maintenance fees (over $2K per year in total).

                      Some optimistic thinking thrown in here. Hope it works out.

                        Remember the prices u see on the internet are only ASKING prices. You are free to offer what you like.
                        $50/K is high - take your time and keep looking, make offers and don't forget to figure closing costs and transfer fees into your costs probably $400-500 per contract.

                          Thanks. I will take it slowly. I need to at least wait for Wyndham to confirm the rescission. Will keep looking in the meantime.

                            I know this thread is a couple months old, but the following ebay auction just ended:

                            Wyndham Oceanside Pier Resort in CA -542,000 Points!!! - eBay (item 300260136628 end time Sep-24-08 13:41:59 PDT)

                            That's a great price considering some of the earlier threads. The seller is a bit suspect in a lot of their auctions has incorrect info. But if it is what it was advertised to be, this would have been the way to go. I had actually hoped to put a bid on it but it went higher than I wanted to spend. Hopefully someone here was watching and got it.
