        I agree. I hate the way Wyndham has a vested interest in stuffing up the values of owners holding to encourage purchases through them instead of resale.

        Maybe there should be a law to stop developers from managing timeshares.If only!

        They are also messing around with Worldmark. They've changed the credits requirements for newer resorts and older one that had refurbishment so that it costs about 3 times what it used to for some peak weeks. What a scam to make owners buy more credits from them.

            Jim, I saw that text. But, I believe it applies only to the VIP Pt calculation. I could be wrong, but I'm willing to bet a TS4M coffee ( ) that I'm not.

              Yes, I had to pay when I made my daughters resie back in late July, early August - for a 2 night stay....this will make short stays prohibitive for my friends and family.

                B, this was my first - and one and only - transaction/reservation so far with WYN and I had to pay for the guest cert.
                So I have to agree with Jim that as a resale only owner - I will get none free

                  You will not be able to do for your friend, but make a simple grantor trust and put all your family member as beneficary, and transfer the ownership to that trust, all member use that are consider owner, no GC charge.

                    I had to pay for the guest cert.
                    There was a time after the increase from $25 to $49 plus freebies was announced, but before it was implemented, I think. Memory fades.

                    I guess we'll find out soon enough: the letter says:
                    On October 15th, and subsequently on January 1 of each year, you will receive a certain number of complimentary guest confirmations per year, depending on your level of ownership.
                    I'm also a resale peon, so if I have one in my account next week, we get them. If I don't we don't...

                    Edited to add: ratcheting the GC fee this high can't be justified with any "fee for service" language though. Beyond a bit of minor accounting---a few dollars---I can't see how a guest incurs any costs that an owner doesn't.

                      You should already got them, I just used my free one this year, and will need to use it that come with next year so my family member can check in one day before me. But I do have a retail purchase (the 1st time).

                      It does sounds bad, and I think they are casually try to take it out. Used to be non VIP does not get any free GC, but if they travel with you, there will be no charge. Now, it is out with replace of 1 or 3 free GC (for VIP). And 5 times the old cost. I am in the believing that it will be taken out in a short time.

                        I paid a $25 GC fee in May 2008. That's the only one I've done, so it was before the implementation of the policy that the directory stated would be in effect on 1/1/08 (this increased to $49 but granted some freebies). If I try to add a guest to the reservation I have on the books now, it still wants to charge me $25, so it looks like the web site still implements the pre-2008 rules.

                        What happens next week is anyone's guess.

                            I did my free GC at Sept, 2008. So the new rule is already implemented. 1, 3, 10 & 15. The problem is we may not have too many people know that. So I can not really verify if it just for retail purchase or good for all FSP member. At one time, it was mentioned if you get to Plantimun, you get 15 for 1 M no matter if it is resale or retail., but never in the mention that even for non-VIP level, it will be none if it is from resell.

                            I have sent an eMail regarding this to ask them, but the answer I got let me feel like I am speak different language.

                            We will see. I believe Boca may going to know this first.

                              We always talk about the value of resale versus retail. Wyndham is making purchase bought retail more valuable. Isn't that what we would expect them to do?

                              The same thing does for VIP. Folks here often talk about how VIP is not worth it, and how the benefits are always at the discretion of Wyndham. From what I have seen, Wyndham is making decisions which ADD to the benefit of VIP, (expecially at the higher levels).

                              Resale is a great buy for individuals who plan on using their points themselves, and it continues to be, but for people using resale as a business, this is definitely a blow.

We are one of only a few vacation ownership companies that offer complimentary guest confirmations.
                                WHAT!! Wyndham is one of the few TS systems which charge an owners to let friend use the owners own TS. None of the TS systems I own, charge me a dime to let someone else use my own TS!!
