    I don't believe it add value. Unless of course, they will send me an automatically insurance that covers all the potential damage my guest may created, than I can see there is value. Otherwise, IMHO, more likely it will reduce the resale value more

    Anyway, the resale has lower value in recent year, so probably does not matter.

      I agree that the resale value may be lower. I said that there is more value in the RETAIL purchase.

      And devaluing resale may be just what Wyndham needs. Maybe they will finally smarten up and buy all these resales and get them out of the market. They could resell their own inventory for a few fiscal quarters far more cheaply than building new resorts.

        Now first I want to say "don't stone the messenger here!!" lol Also, I am stating something that I believe was talked about in Wyndham circles a year or 2 ago.
        There were discussions within Wyndham circles as has been discussed on the Wyndham Yahoo Group as long ago as 2 years that Wyndham was planning on raising the cost of Guest Certificates and that it wa aimed at high end Platinum VIP members with millions of points that were in the regular business of renting lots of weeks. I believe they wanted to increase the GC fee in such a way as to not affect the normal giving of weeks to family and friends that would occur by owners. They have also been gradually putting in place plans that deny most VIP benifits (ie even getting to VIP status) to resale owners. They have put many of these in place over the last couple of years and this is another.
        Again, I am not condoning this or agreeing with it, just stating what I have observed and have heard the discussions about. I think you should still be able to reach VIP thru resale, that would help their owners when they are selling but obviously that is not really part of their model (or any other companies as I can see).

            Thanks. So it appears the resale constraint for the time being is set to Plantimun that over 1 M, and will get extra GC how many exta GC they will get. I certainly will wish they could reword the whole thing, or at least when it is in the director, it is clear stated. Otherwise, it could easily get changed and/or cause more confusion.

            My GC also get reset, so at least for now, I get one more free GC. If I read right, it will be reset at biginning of every year, but not so sure about it. At least for this year, the big renter should be able to hold their ground. With economic so bad, I certainly wish everyone can weather the storm with least damage.

              Your read appears to be correct then. However, if you own 2M resale points, all you get is ONE. That is the same as zero.

                  I don't think it just affects Platinum, it affects all VIP levels. What their policy now states is that is the number of GC that each level of membership will get yearly. The lowest number is 1 for standard FSP members. Since they have decided that you can't get to VIP using resale contracts that means that everyone who did not purchase retail is considered standard FSP member and therefore gets 1 GC.

                    Where do I look on the WYN website to see if I got a guest cert? ....I clicked thru all the 'obvious' screens and do not see anything.

                      That same question was asked in the Wyndham Forum at TUGBBS.com. Here is the reply to that question:

                      Go through the process of pretending to book a unit, and click on the "need guest certification" option. The count will be there.

                      Otherwise if you have an existing reservation try to pretend to add a GC. You don't have to finish either process, but it will show you the GC count on that page where you fill in guest information.

                          I would like to hear from some one that has grandfather in and get VIP.

                          At this moment, I will believe all VIP get 3, all Gold get 10, all Plantimun get 15.

                          And if you are plantinum, for every extra 1M point you get from developer, you will get anoth 15 ceiling. SO if you have 1.1M developer points, you get 30 (15 from Plantimun, 15 extra).

                          But it needs confirm.

                          And very likely, if Wyndham continue loss money, this could be the 1st get changed.
