    I have a fixed week with Peppertree at Tamarack(Festiva) in the Dells. For those who don't know this resort, they also have points-based units owned by Wyndham(separate buildings), all share the same resort facilities for the most part. I think I would like to buy into the Wyndham points program, and not into the Festiva points program(unproven yet).

    1. What would be deterrents to purchasing the points at the same resort? Would I technically be putting all my eggs in the same basket?

    2. Is a future special assessment shared amongst all units(Wyndham and Peppertree)?

    3. Is an increase to the MF of my fixed unit also applied to the Wyndham points MF? Maybe I should ask if any points owners at this resort saw their MF rise for 2009, as mine did for the fixed week.

    Any thoughts are appreciated; hopefully I gave enough info.

    I beleive the three (four?) associations there---Mirror Lake, Peppertree, Wyndham, (and maybe now Festiva) all have separate budgets. If the master association raises fees for common amenities, that would be spread to all. If any single HOA raises fees (for, e.g. a major unit refurbishment) then that would apply just to that HOA.

      This is good to know. I think you are correct in there being only three associations. Festiva bought Peppertree's interests; they are the folks to whom I pay maintenance fees.

      My reasoning for maybe purchasing points here as well stems from retaining the ability to reserve here with priority; in the event that I may sell the fixed week unit. DawnB
