    I've read a lot of posts and found this forum to be very helpful. I've been to a (SHADY) sales presentation so I have most of the basics but I still have a few questions. I'm bidding right now on 189,000 annual points.

    The guest fee of $129 is for someone I gift the room to and I do not stay with correct? When I make a reservation for myself and bring 2 or 3 friends am I charged per person?

    Can I use points to book rooms at Wyndham hotels? I'm asking because I assume they will be less points than staying at a resort.

    Are there any disadvantages to buying resale? It sounds like from the posts I'll lose out on a guest certificate and VIP status, anything else? I'm normally not treated as a VIP so I don't think this will hurt me (if 189K points even qualifies) unless you guys say otherwise.

    After closing will I receive any kind of welcome packet from Wyndham explaining the program?

Correct the fee is for when you are not there and let someone else use the week. They do not charge a per person fee for when you are present

        No, you will not receive any welcome package. But at least every 2 years, they will distribute a membership directory, which you will get. That should contains a lot of information.

        As to use points at resort, it depends, there are several different ways to use points directly on Wyndham hotel.

        Within the membership, currently, there are 5 hotels that affliate with the program, anyone (including resale), can use his/her points on that, it kind of expensive. There are some non-Wyndham hotel affiate with the program, you can use your points on them.

        If you buy retail, or if you pay extra $2,395 after resale purchase, you will joint into plus partnership, which allows you to use your points on any kind of hotel stay, which is more expensive in most of the time.

        Wyndham also provide some discount for its owner on their hotel, I have not check it, so don't know if it is cheaper than priceline price or not.

        There are some hotel (Outrigger), that you can only use the points associate with that special group (Hona and Wikikia) to make hotel reservation. It is deed base, resale or retail are the same.

          I have found using points or discount for WYN hotel rooms to be no advantage nor saving of any kind. At least for any I have needed and searched for.

            Put the whole family on the deed if they are over 18 and you trust them. then they are all owners. No guest fee. They could call and use your points before you do though. Ace

              I am a little iffy about the ebay seller collecting 3 months of maintenance fees in advance but the one I am bidding on has perfect feedback and has an entire store of timeshares. Has anyone paid these fees to an ebay seller then received an invoice for them from wyndham?

              One day left on the auction.

                If that happen, just forward tht to the closinfg company and the seller. They usually make whole. You do need to save a copy of the ad.

                  The closing company wants someone to pay that much in advance so it won't go into default DURING the closing process, because then all fees are lost and everything starts over. The seller wants you to pay it but if I negotiated that with him paying I would want confirmation...someone needs to pay it or you can loose things like your points conversion and it would revert to a set week.

                    You can call Wyndham, it took two times and they take a few weeks but they will give you a book with all the resort listings.

                      I'll be sure to call them and request the member directory. I saw an old one online but it's impossible to read or print.

                      I'm still waiting for the official deed transfer. I really could've used a vacation this week because my job is driving me nuts!
