What next with my new Wyndham?

  • What next with my new Wyndham?

    I'm very excited that I finally got my deed for my Las Cascadas TS in San Antonio today.

    It was a very smooth transaction by timeshare closing company on ebay by the way. They kept in touch all the way and were very efficient and reasonably priced. Anyway enough about the commercial plug, my question is what's next?

    They said they notified the resort that I'm the new owner which since they ROFR they already know so what do I need to do next?

    Is Wyndham going to bill me or do I need to call them first.

    Can you pay your maintenance fees on a credit card with a recurring monthly charge? I'd hate to have to write a check every month for this.

    How does Wyndham do the maintenance fees and also how do I get my password to the Wyndham site so I can check out all the vacation ops?

    Is this floating week or point? If it is floating week, you are not in Wyndham, you have to deal with resort only.

    Sounds like you purchased a floating week?

    If yes, after say 3 weeks, you may want to call resort to see if they recognize you as owner.

    If you purchase a point, call Wyndham to check. You never know what may happen.

    They will bill you. But if you call them, and they establish you as owner, you can setup payment on the spot.

    Wyndham does not, the POA (or HOA) decides it. Wyndham as management company just collect it.

    If you are point owner, when you get estabilshed, you will get your account number. When you get to their site, you can estatblish the on-line account with account number and SS#.

      Jya-Ning knows all the answers but I remember from another posts that u purchased EOY points.

      Call Wyndham and I believe it is option 3 (but listen for the prompts) for new owners.
      On your deed there SHOULD be an owners or deed number...you will need that to talk with them.

      With points, they set up a monthly credit card payment for you - very convenient.

        Actually, there is no ROFR - and as part of the closing - the closing company needs to send a copy of your deed along with a $100 check to Wyndham - once Wyndham receives the check - it takes 3-6 weeks before they acknowledge you.

        Call Wyndham and to get the date they have 'logged in' receiving your paperwork and then start the 3-6 weeks from that date. Wait 2 weeks from the time u received the paperwork from the closing company before u call Wyndham - u r almost there.

          Ay yah yah. What a process. I knew this wasn't going to be an easy system but this is beyond complex. So much to learn just to vacation. Good thing I have all you nice guys to help.

          Yes it is a points contract EOY 168K at San Antonio. $33 MFs. per month.

          I don't think they even have any traditional weeks at that resort as it's a fairly new resort from 2007. I guess I'll call them on Monday. Are they open on weekends?

            we are interested - have you gotten enough info to get into the reservation site yet????

            Yes, the learning curve is pretty long, but using points for shorter stays is GREAT -

            I just heard a young couple yesterday say they liked to split their week into 2 shorter stays - it seemed like more vacation -

            we are at Bonnet Creek right now
            7 years of fulltime timesharing, only 6-7 months, now based in Puyallup, WA

              I received the paperwork from Wyndham on the day I was on my way to Kidani on Tuesday so I didn't really get a good chance to call them to get more details. Looked like papers on setting up direct payments.

              Hopefully I'll be able to get it all done in time to maybe pick up something last minute in Bonnet Creek since I'm almost sure DVC will be unavailable when I finally get my dates together although this year has been surprising with DVC availability when I've wanted things so maybe I'll get lucky.
