it was 105 shudder when i recall. no we looked all over Englewood. You can do a fixer upper, but Ron doesn't have those skills. plus we found aplace where we didn't have to do the outside work but could still have a free standing home.

105 was just a very unlucky draw. It is contiguous to the office, where the chain-smoker sat all day, does not have a lanai on the pool-side, and is the darkest, most-enclosed unit there.
The one we are being offered from the parents of someone near and dear to us is 205. It is directly above, also somewhat closed-off, but does have a partial lanai on the pool-side. Both 105 and 205 are 1 bedrooms.
The other one being offered, and for much less, is 201, a 2 bedroom with a full lanai and a full pool/chickee hut/Gulf view:

Even the best units are not the lust-bucket Orlando-style models one gets shown on developer tours. Vacation Village is actually a decent club to own in.
They give you a resort certificate every year in your RCI account and you have home group priority in 22 resorts.
So your booking window is before other system owners can book in your home group.
It works great for RCI points if you have a favorite resort.
The Golden Strand used to be a V V resort but Trump Chump bought it and is tearing it down.
I used to use my priority there.

The deed (not for VV) reads:
"each said estate being succeeded by the next in unending succession governed by said Declaration of Condominium until 12:00 noon on the first Saturday in 2022 at which date said estate shall terminate"
what after that?
I'll ask the guy handling resales at the resort.RCI Member Since 24-Aug-1989/150-plus Exchanges***THE TIMESHARE GRIM REAPER~~~Exchanging/Searching/SW Florida/MO/AR/IA/Consumer Advocacy/Estate Planning/Sports/Boating/Fishing/Golf/Lake-living/Retirement****Sometimes ya just gotta be a dick

It is a sunset clause. Most timeshares built in the 80's-2000's have them. It is usually set for 30 years after the structuring of the timeshare condo doc's. It is a time where the owners can vote and a simple majority (not a super majority) determines if the timeshare continues or ends. Pretty much for any developer controlled timeshare, the developer has control and will vote to continue. When they vote to continue they can then amend the document to read in perpetuum, which most developers do, or to amend it so that every 5 or 10 years the owners get another vote. The vote usually takes place at least a year before the sunset clause date.

VV is very much developer involved. It is still in active sales and they control the board.
Whoever controls the board sends out the vote forms and can word it to the effect that this very important vote is coming up and unless you vote yes then the timeshare will end and all of the money you have invested over the years will be gone. All of the future vacations you could have enjoyed will be over. We need everyone to send back this form voting yes. They can speed up the vote include a Q and outlining all of the pro's to continuing and all of the con's to not continuing. They do not allow time or opportunity for owner to owner or owner to board discussions.
On the contrary if the board did not want the timeshare to continue for some reason, they would send out a notice about how it is very important to vote to discontinue and that if you don't the annual MF will start increasing exponentially (if they haven't already and even faster if they already have). Again they will provide all of the doom and gloom imperative for voting to discontinue, Q and A's etc, blah blah blah.
I own at one very seasonal resort that should have at the very least had that meaningful owner discussion but they hurried it through. It wasn't even developer controlled but the board is all summer week owners who did not want the owners to consider disbanding and selling and now...

Actually, and I totally apologize and accept 100% of the blame, the effort to find someone for the VV merged in this thread to the other resort we are acquiring from the same couple, and it is in preparing that deed that I have encountered this, not VV.
But, I really don't care to have another thread about the week we are acquiring, and, given time, this will go away, as things do.
Having said that, given the nice, beachfront location, if the owners elected to disband, and sell out, with a bit of renovation this one could probably condo out the 25 units at a decent profit. Or, even, if it was torn down and a highrise put up, owners would probably do OK.RCI Member Since 24-Aug-1989/150-plus Exchanges***THE TIMESHARE GRIM REAPER~~~Exchanging/Searching/SW Florida/MO/AR/IA/Consumer Advocacy/Estate Planning/Sports/Boating/Fishing/Golf/Lake-living/Retirement****Sometimes ya just gotta be a dick
