    Oh yeah, that is during a period when they were under extreme scrutiny (in court) for their rental activities.

    Now they are free to wheel and deal, without restraint, m/l.

    I'm surprised that the number of exchanges is less than one per member: .55

    I'm not surprised that the average rental amount is less than an average annual maintenance fee.

      I believe the rental part pass the exchange part in 2007. And the exchange rate is continue decrease since 2005. The rental part kind of increase due to the income receive not the number of transactions until 2009. With 2 new purchase all on the rental part, it probably will get more transactions, will be interesting to see if the Average Net Price per rental get up or down (probable still get down).

      The exchange will not go away, it is where the money from for the off season beat path week.

        The rental amount is their commision part. That does not equal to what they charged on the rental. Whoever gives out the inventory for them to rent (except the exchanger), will ask certain amount in return.

          Unless it is their own inventory. Right?

          I'm guessing the next step will be to give the member the option of accepting cash in lieu of an exchange for deposits.

            I thought used to be, they never really own any phyical stuff. So all the hotel is actually own by some other group. The inventory, if they do own it will be kept in seperate entity that may not show in any of their accounting paper (yeah I know, it is close to what Eron was doing). So as the main company, you only collect the loyalty, the management fee.

            At least that is until 2007.

            I am not sure now, but it could still be the same.

            So, no, they don't own any. Of course, for people like us that become accident partnership (limited to say the least) with them, it does not feel good in anyway.

            As to cash transaction, It may follow the redweek's led and do it. And if it is cheaper than the MF, than ...

            On the other hand, they may not do that for a while since it maybe more benefit to have exchanger combine their deposits (which will give them more inventories to rent)

            More likely we will see their inventory control get better and it shows in both rental and exchange with exchange a little bit disadvantage (add in MF) than rental. Or the other way around.

              Since you sorta brought it up, these are the RCI, LLC figures, (exchanges and vacation rentals) not any from the other WYN segments, lodging and vacation ownership.

                We have been way above the average revenue per member .

                (I'd say for each of more than 20 years, but I am not supposed to wallow in the past or bring up things like customer loyalty and longevity.)
