  • Week 53

This has been excerpted and reposted here at the request of one of our members. FWIW we often have some interesting discussions about RCI and it's valuations on the RCI Exchange Opportunities board whis is made available to contributing members with a nominal donation or a valid resort review submission.

Here is the original thread: http://www.timeshareforums.com/forum...week-53-a.html

You can always tell when I'm not seeing anything new and exciting and have gotten bored with updating things we've been posting for awhile.

A couple of things are beginning to bother me. The encrouchment of very high tpu "asks" for shoulder season is one of them. Just before I too could take advantage. And the very high value that's been placed on week 53.

Week 53 is unique in it doesn't happen but once every 6 or 7 years and it happens to include NYE BUT straggles into the very low request week one time period. Kid's go back Tuesday during week 53. Here are the values I'm seeing in the US for what is really a 4 day weekend:

    1 - 10 [51]
    11 - 14 [117]
    15 - 18 [209]
    19 - 23 [180]
    24 - 32 [76]
    33 + [27]

    Carolinas and the Southeast [119]
    Florida [105]
    Gulf States [52]
    Hawaii [2]
    Mid-Atlantic [34]
    Mid-South [84]
    Midwest & Plains [64]
    New England [64]
    Pacific Coast [70]
    Rocky Mountains [66]

Now what is really surprising here is RCI is gunning for the kids! Here is the breakout of tpu range 33+:

    Florida [20]
    Gulf States [1]
    Midwest & Plains [1]
    New England [1]
    Pacific Coast [4]

Out of the 20 Florida properties 19 are in Orlando or Kissimmee:

    Davenport [1]
    Kissimmee [9]
    Orlando [10]

and when they say 33+ they mean "PLUS" The top dog being Cypress Pointe 3BDRM costing a whopping 41 points.

as opposed to my observation yesterday for the Sept MD week That cost 41 but only received 29tpu for depositing. This deposit gets LOTS of Credits more than what the trade costs.

If I were a Cypress Pointe owner I'd be tripping over myself to get this week and deposit it. Who woulda thunk that an Orlando week can get a first quarter Manhattan Club or a Whistler P-week!

Seriously - CPR has one of if not THE best location in Orlando. Getting a Holiday week there (not Grande Villas - same location but a totally different unit/feel and availability) can be tough even for owners. Overall we get a tremendous rate of use by owners so the deposits are highly valued. (Secret to trade power - limited units & even more limited deposits. That's why a smaller, by Orlando standards, resort like CPR is traditionally a great trader despite being in "over built" Orlando. Quality, size & location keep it in demand. It has always done well the few times we decided to trade rather than enjoy a visit for that year).

Another reason why blanket statements like Orlando is over built or over priced aren't universally correct. You need to look at the specific resort / time to really determine value.

The overall experience at CPR is completely different than CP Grande Villas. In fact in the not too distant future plans call for a renaming of CPGV to eliminate the (purposeful by the developer at the time) confusing names that makes them seem like one resort. They are not and staying at one does not give you a feel for the other - except for the common areas. I'm looking forward to the new name / identification so it will be clear that you stay at Cypress Pointe Resort or an unrelated (again except for the common areas which are & will remain shared) neighbor like Blue Tree or CPGV. Totally different experiences & units.

(PS - we made that CPR for MC trade about 5 - 6 years ago not once but twice so the trade value is nothing new)

The Capital One bowl is also held in Orlando that week, which may add to the desirability. I know we went one year for that reason (when our son was still in college).
