A studio at Caribe on Sanibel the same week is 19.

The more I see, the more I believe they haven't got any idea how to value stuff, either to deposit or to exchange.

The points lite numbers are not based on exchanging but on trying to give them cover from a new lawsuit on rentals. Overpointed weeks are ones they expect to be putting in to replace the underpointed weeks they take out for the rental pool. They justify that based on screwy points lite values. Of course, being RCI, they sometimes just plain screw up, too, and there are always the pandering to developer situations.

On the OBX, the numbers I have seen for drive-to-the-beach resorts like BIS-Kitty Hawk are higher than the more popular oceanfront resorts. That is just nuts on a supply / demand basis. On the local timeshare rental market, owners at BIS-Kitty Hawk often price their weeks $100 less than the beachfront resorts and still cannot rent them until there are no more beachfront weeks left. It is crazy to give them a higher trading power.

For years I have held that fair open market rental values are a good gauge of what trading power should be.

As opposed to a combination of unit size, amenities, unit appointments, time of year, location, surveys, developer ass-kissing, etc.

What the general public is willing to pay for something in the untethered operation of free enterprise is generally a good indication of value. Often a spartan studio at a ski resort during a peak ski week, or on the beach in Snowbird Season, rents for more than a 4-bedroom lustbucket in an overbuilt, overhyped timeshare vacation mill.

But what would I know?
