  • What Will 11 Get?

    For years, and years, and years, and years, some of us have been talking about the overbuilt areas, the timeshare mills. These are the areas with the "Visitor Information Booths" all over the place.

    Now that all we have left in our account is 11 Deposit Credits, let's see what it gets:

    Orlando: 2119 Units
    Branson: 1335 Units
    Williamsburg: 558 Units
    SW FL: Zero
    SOCAL: Zero
    Hawaii: Zero



    Hmmmmmmm!

      I am certain you can some of the AI resorts.....especially in the Dominican Republic and Mexico.

        I guess it is timeshare-rich for the limited scope of the area, you know, gambling, sex, etc., timeshare generally considered as being family-friendly and wholesome.

        Mexico is another place that's not considered of much value by RCI:

              Yeah, it's pretty easy to figure out what they value, and what they don't.

              The irony of it all, is that which is least valued is also that which is most bally-hooed by the industry, for simple economic reasons. That is where the most of it is and that is what they have to sell.

                Think about the average deposit also when trying to figure this...i'd say the average person gets between 15-25 TPU's for their deposit...This is why you see some many in the most popular areas with <10 TPU's....They are betting on the numbers....If they made the TPU's too high in the popular areas, the places everyone actually wants to go, the average depositor wouldn't be able to go....This is why the levels are like this

                Would you rather sell 100 Item X's at .10cents or 1 Item X's at $9? RCI is better more people will buy on the low end and make up the difference

                This is why you see so many places that are odd travel location, places that IMO, i'd NEVER travel to with TPU's in the 30's and 40's, because they don't have enough requests in those areas to profit based on numbers alone

                  You are kidding right? Orlando for holidays, Disney any time of the year. East coast and west coast summer beach weeks are all well out of range for most exchangers utilizing one week to trade. Hershey in summer was ~45. I could go on and on and on.

                        Summer Ireland, don't forget that, along with Paris, Rome etc. No inventory, or very little and commanding big TPUs IF you can find a exchange.

                          When you do a regular search, there actually are some studios for 6.

                          I just did a regular search and it is not. The lowest anywhere in SW FL is 12.

                            11 will get something in Branson any time except Mid-June to Mid-August, and Orlando any time except June-August and weeks 51 & 52.

                            For some reason, next year appears to be blocked in Orlando until late August. It is available for 2012, but not 2013, yet.

                            The old unit size and resort quality apples for apples and oranges for oranges analogy is definitely gone, as there are Crownies and 3-bedroom units in Orlando for 11. Some of us have said that for a long time, that unit size or resort quality has not been the controlling standard for a long time, that studios in lesser resorts sometimes have the market equivalent of larger units at rated resorts.

                            Plenty in Wiiliamsburg, too. All except July and August. 3 & 4 bedroom units, too.

                            The thing that is aggravating about this is that the areas where there are the most owners, people who have been told they have the best trading power anywhere, also have the most deposits, and they don't have great trading power. In the ole days, we were always told that the most deposits to RCI came from Vistana, and OLCC always told us they had the most. In so many words, OLCC always said they were the tail that wagged the RCI dog.

                            OTOH, someone who owns in a less popular area, and with fewer resorts, may have better trading power.

                            Generally speaking, most resorts in the overbuilt areas are very nice, nicer than the resorts in less popular areas. So, you have situations where studios and 1-bedroom units in 30-year-old motel conversions with few activities and amenities, that were old when they were converted, trade better than 3-bedroom units in posh luxry resorts with tons of amenities.

                            Because it is confusing to those unfamiliar, people keep buying in overbuilt areas, planning to trade. No one is there to tell them the truth.

                            Even with full disclosure, I wonder how many prospects are sat down at a computer, and shown how to use the Trading Power Calculator?

                              When you look at the list of what 11 will get, it is the areas that brought us to where we are today, RCI-wise.

                              Those are the areas that begat excess inventory, that begat bonus vacations, that begat RCI programs to non-members, that begat rentals, that begat the lawsuit, that begat disclosure, so that we can see what little it takes to get a 3 or 4 bedroom unit in those areas.

                              Ah, history.
