we just ran into our first problem trading. used to trade from week 2 to a week in late July or early August at the Wyndham in Flagstaff. have done it for years. now I need to combine weeks (extra fee) to get the same trade.

I feel very screwed. this is the very reason we didn't convert to point when we were pressured in Pagosa several years ago.

of course when we renewed our RCI membership last year, they "forgot" to mention the changes. will give this a try till our membership runs out but I'm not impressed. we'll either sell it or just stop paying........

But in RCI's case (as with the independents), why should there be a difference in exchange and deposit for a week? Their "cut" is the exchange fee. The TPUs received to deposit a specific week should be exactly the same needed to exchange in to that week. If it's not enough of a revenue stream for them they should raise the exchange fee.

I *believe* the cut, the difference between what they give for weeks total vs. what they charge for weeks, is what they use for rentals...for instance, if you get 30 TPU's for your week but it costs 35 TPU to trade into it...they now have a 5 TPU's they can use for outside rentals, do that 3,000 times and they now have an outside rental department

Now, i'm not saying i agree with this....I hate that they rent our units to the 'general public' I don't like them in my resorts! But, its better then $500 per exchange

I'll admit, I'm ignoring the rentals entirely (as i don't believe they should exist). They could sell the close in or oversupplied weeks like II getaways, but I still think that a deposit/exchange shuld be equal for the same week.

Unfortunately for the HOA's, there are too many owners out there who are similarly disgusted with Points Lite.

I suggest you also take a look at independent exchange companies like

And what about the overbuilt areas where they too often give MORE points lite to deposit than they charge for exchange? That blows your theory all to pieces.

Other exchange companies make a nice profit at exchange fees that are less than those charged by RCI, and without pickpocketing their exchange bank to rent weeks out to the general public. There is no legitimate reason that an exchange company, competently run, would have to charge any more than they do now, and that is not an excuse for RCI playing games with the value of weeks.

do you work for RCI? and yes, I was really screwed, especially since it was the largest unit for the smallest type exchange, and we always deposited early. as I said, been doing it for years and been an owner since mid 80's.

best I can tell, we got seriously devalued. only question left is, what to do next.

                      Check out the independents.

Get your resort to work on an internal exchange system, even if it is just a webpage on the resort website for owners to post that they want to do direct internal exchanges with other owners.

I was thinking how it's funny what the enhancements have done.

It's taken our focus off all the traditional problems associated with timesharing, so that now the main topic is how to get rid of them.

Maybe we can all start deeding our unwanted Timeshares to JLB?
