    RavenManiac,

How long did it take you to get your RCI membership ID?
We bought at Grandview on 10/9. Besides the initial RCI books and contract we have not gotten anything in the mail from RCI or Grandview.

    All,
Also, we bought a biennial (even year) 1-bedroom fix unit at Week 13 with RCI points. Are we going to have trouble exchanging our unit for 2008 too?

I suppose if we go with another exchange company, we'll loss the bonus week, right?

Some of the places we like to go in 2008 are Hawaii, Florida, Va Beach, Colorado (skiing).

This is all new to us too so any help is greatly appreciated!

    Thanks

      DKL,

I purchased my timeshare at the very end of August. I received my membership card just a little less than a week ago. So it definitely took some time! I have a triennial week. Right now I can pull lots for Hawaii and Florida. What time of year are you looking for? Where specifically did you want to go?

I'm new too...but keep asking questions. The folks here are great!

I'm not sure what bonus week you're getting through RCI, but they are usually very weak and not good for much. Other exchange companies will offer you better bonus weeks with fewer restrictions. Check out the independent exchange companies here like SFX (San Francisco Exchange Company) and Trading Places.

If your unit is in RCI Points and is a week 13 then you will have 49,000 RCI Points which is the second highest amount of points on the Grandview chart for a one bedroom at that resort.

You should be able to trade into the week side of your points account and raid toget a lot of US 2 bedroom high season prime time exchanges with your 49,000 RCI Points.

Seeing that you are Tri-annual then your are getting 16,333 RCI Points per year. But you can borrow a year ahead to have more points to use If you could grab some of the 9,000 RCI deals like some do, then you could do ok.

It is good that you did not buy a every year from the developer as you would have paid about twice as much. Later if you want you can take that money and buy resale points for about 5 cents to 15 cents on the dollar for the same amount of RCI Points.

At this point you do not have enough RCI Points to trade into most other RCI Point Gold Crown high season one bedrooms. As a example our 1 bedroom week 42 RCI Points ownership Cliffs in Las Vegas gets 53,500 every year Points. We also have a week RCI Points 37 Tri-annual at the Cliffs that gets 49,000 RCI Points every 3 years like you do.

If they would have deeded yours as a week 42 you would have gotten 61,000 RCI Points or 12,000 more points witch would have given you more resorts to trade into during high redtime especially on the weeks side.

Sometimes the best inventory shows up in the very early AM hours.

          Good luck to you.

          Bruce

            Raven,

Right now we just want to figure out how to use this TS we bought. Wife was thinking to go somewhere in Hawaii (myabe Maui or the Big Island) since we have enough UAL frequent miles for three tickets (us+7yearold).

            Glitter,

As for the bonus week, Grandview gave us an RCI certificate which we can use one time every year and we need to renew it every three years - Raven probably got one too. You are correct that the bonus week has many block out dates. We mentioned that to grandview sales person and she told us those dates usually don't apply and we can still get exchanges (they got us on that too)...

Since Grandview is associated with RCI (RCI even have an office there) it is OK to use some other organization?

Thanks bruceCZ for clarifying RCI points.

Since I'm on the biennial (not Triennial) that starts 2008 does this mean I only get 1/2 of the 49,000 points for 2008 and the other 1/2 for 2009 or do I get all 49K every even year? So if I get my RCI membership ID in 2007 I still can't deposit my week until 2008, right?

If I exchange my point week for a week at an RCI week resort do I forfeit all the 49,000 points no matter what quality the resort is?

What happens when RCI increases the required points for my
deeded week, do I get more points too?

As for week 13, we didn't choose it. Grandview assigned it to us and said it doesn't matter what week it is, since they are all "Red" weeks. Now I know there are darker Red which we would have gotten more points

Please excuse me if I'm asking any stupid questions. I'm very new at this and still learning how best to use it, Thanks

None of yours are stupid questions. I only way to learn sometimes is to ask.

It would ttake his very slow typer hours to answer your questions in great detail. I will try to give you a meaningfull response in my answers below.

On my Tri-annual I only pay a maintenance fee once every 3 years and in my third year of this resale ownership I will be paying my first maintenance fee. But each of the 3 years I have gotten 1/3 of those 49,000 RCI Points each year.

You I would think would get 1/2 of your RCI points each year and be billed EOY.

With points you use the amount of your points required to trade into both the RCI Points resort or the number of RCI Points listed to trade into a RCI weeks resort.

If you do not have enough points for a full week at a RCI points resort you can tade for for a part of the week that you have enough for. Midweek days require less RCI Points that weekend days do.

Seeing that your resort is Gold Crown it is most likely that the RCI Points required for your resort will not go up. But if they drop your rating to a Silver Crown then the amount of RCI Points would go down.

That happened to one of my RCI non Point week resorts that was dropped down from a Gold Crown to a Siver Crown rating. That dropped the amount of points that we get for those deposits.

I will send you a email.

Yes you can deposit your week with the independents. I strongly suggest Trading Places if you want Hawaii.

                    Hi,

We just got our first Grandview maintenance bill, due 1/1/08. It contains $147.50 + $5 (Voluntary ARDA Contribution).

                    What is this ARDA contribution?

Also I thought our maint fee was $295 NOT $147.50. Is it because we are on the biennial (even year) so they only charge us 1/2 every year? If so do we still get to use the unit (or do the exchange) even if we have not pay the full Maint fee?

We are still waiting for our RCI membership ID...

                    I'm confused, Thanks!

You are being billed 1/2 each year. I have a Tri-annual at your resorts sister resorts and we pay every 3rd year. This year is the first year of the 3 years that we have owned it that we have had to pay our maintence fee even though we have had use of 1/3 of the RCI Points for this account.

ARDA is a resort group that is mainly for the outfits benifit that manages the resorts. It is mostly for their benift and not mainly for us owners.

I do not Voluntary pay the Voluntary ARDA Contribution ARDA Contribution on our 30 ownerships.

Remember the resorts are the sames ones who will charge people $20,000 for a ownership that may worth $1,000 or less if put on ebay as soon as the right of recission passes.

I called Grandview regarding the ARDA and they told me it is totally voluntary and didn't even pressure me to pay it. I guess I'll save myself $5.00.

Just curious if anyone pay it and got something out of it.

                        Thanks

we have not recieved a bill, request for payment. We have paid our MF's for 2008 as we deposited the week, but i expected them to still send something. So I do not know anything about any voluntary payments and did not pay them.
