  • Big Cedar 2BR over Memorial Day 2009

I am somewhat new to this whole TS experience. I am trying to understand trade power and what is a valuable week vs not so valuable.

I've been told to reserve the most popular weeks or holiday weeks at a resort to maximize trading power.

In RCI, right now, there is a Big Cedar 2BR week over the Memorial Day holiday. I originally saw this thanks to an opp posting on this site. It's still there. Actually there are 2 2BR units available. Only 1 is over Memorial Day. but they've been there for a couple days now at least.

Big Cedar is the highest ranked Bluegreen resort (which is where I'm an owner) per TUG and it's in the Top 30 overall.

My question is why would this not be a week that was snapped up quickly if not by an ongoing search, as soon as it hit the website and was made available to the masses?

    Thanks,

Most schools are not yet out for the summer. If this were a July or early August week I doubt we would have seen it at all.

FWIW I see the occasional one bdrm there in true summer. Quite rare to see anything other than studios at tail end August ( the other end of the spectrum), when most schools are back in session.

The Memorial Day week has value just not what a summer week would have.

Let us call it a dark pink as opposed to red week.

When BCWC opened, with several of us searching, it was a long, long time before anything there appeared in RCI. It was a long, long, long time before anything approaching summer, lakey weeks appeared.

Perhaps BCWC is just now getting into a normal situation when it comes to RCI deposits.

Another factor may be the high cost of traveling, which I am discussing in my When Will We Quit Doing This Thread. All owners at BCWC are new m/l, and it may be that some are giving up their weeks, or some of their weeks (I have run into people I know who own beaucoups points for the purpose of several weeks at BCWC each year), becaue it costs too much to travel.

As an example, I rented our Week 28 (last week) at StoneBridge to an Atlanta family, but never saw anyone parked in front of their unit (that is the only parking area), even when I went to work at 6 AM. So maybe they did not make the trip because of high fuel costs.

      Branson is down this year.

If someone bought based on facts of two years ago, and their family budget has not changed, the situation is much different now.

All that being said, I assume you are talking about selecting a week for yourself at a floating or Points-based, non-fixed week resort, and the advice you cited is still accurate, get the highest demand week you can if you plan to rent or trade.

As a Bluegreen owner, their season value is different than RCI. Besides red weeks, they extend to high, ultra and leaf (for the areas that have fall colors). For the "higher" red values the points required can be quit higher than a normal red week. Since RCI only distinguishes red, there doesn't appear to be an advantage to reserving a week in these higher categories when you can get the weeks just before or after at less point cost.

So this is why I believe you see less peak periods and especially of the newer Bluegreen resorts.

Unfortunately, this is one area of dissatifaction with Bluegreen, as they add new resorts they do not adhere to the traditional red, white and blue weeks. They continue to create new categories, that quite frankly are putting the resorts out of mosts reach, without continual upgrades. Which I am sad to say I keep being pulled into. Wish I had found this site many upgrades ago, as they fear you into believing anything you buy elsewhere is not worth the same. I know there are authorized resalers now and ways to combine...

Tug ratings are not the same thing as RCI trading power.

The other posters also provided input that I concur with regarding pink week, using less points for still a red week, etc.
