Renting exchanged week

Hi Marc,

If I get an exchange through DAE, say for 2007, but found out later that I can not use it, what are my choices? Can I rent it to recoup my cost of MF and DAE fee? or is DAE like RCI and prohibits such rental?

Or, do I loose the exchange fee and get back my week for another exchange later? or is it the worst case scenario, I loose everything?

Hello Jill, in answer to your question on renting confirmed exchange weeks, DAE prohibits any exchange weeks to be rented out. The reason for this is that the week is not yours to rent for profit. If you are not sure whether you'll be able to use the confirmed week, then your option is to take up our Cancellation Protection for that week. If you don't take up cancellation protection you will loose your exchange fee and the week you use to exchange,in other words the credit we provided you with for the week you banked/deposited with us originally. If you do take up the Cancellation Protection, and happen to cancel up to 24 hours prior to check in, we will credit your exchange fee to your account and credit your deposited week which will revert back to its original expiry date.

Why don't you allow rentals of weeks that people exchange through DAE? I think you would get more exchangers if you did.

I believe this is one of the biggest weaknesses of the weeks exchange system. If you own in any of the mini's, you can rent any of the reservations that you book.

Hello Jim, thanks for your msg. If you read Katmandu's comments, which follow yours, the answer is spot on. Because the week is not yours, it would be unfair to profit from someone elses week. You can certainly rent your own weeks but not someone elses. All timeshare owners are responsible for their own week, and if you rent someone elses week, who then is responsible should damage occur. I'm sure you wouldn't want to be responsible.

There is a discussion on another board where somebody who is advertising exchange units for rental, claims the rule doesn't apply to members of DAE Europe, and that there is nothing written in the rules to stop them doing this.

Dear Jill, thanks for your enquiry. DAE offers CPO (Cancellation Protection Option) on all exchanges. The terms and conditions are outlined in our booklet and on our website. There is no need for you to loose anything...have a read.

Keith, I can assure you that if we found any of our weeks being onsold for profit by any member, we would cancel their membership right away.

What about the use of someone else's depositable week

Marc: this is unusual... but SFX has a plan that allows one to do this..
If I have a party (a friend in Cal) who has a great Carribean resort week (fixed) to exchanbe with me for MY Carribean resort.. on another island).. and I do give that person my fixed resort week in exchange for theirs, then when time comes for them to reciprocate, lo and behold, I have accepted an offer from a "search" I had ongoing from one of the big exch. co's (I.I.) for something ELSE that I had been trying forever to get (Hawaii), and the time she is TRYING to give me her Carib. unit (a real good one also) and it is not going to 'work' for me. Will I be allowed to ask her to open up an acct. with YOU... put special comments in a box...when depositing her week with you, that I am to get the exchange "opportunity" from such deposit.??

- Are you with me.. -- then I can notify that friend of my choices up to 2-3 yr, from the date you assign her to request a week... and she enters them for me via her acct. (she does have to open an acct.. doesnt she??? It cant me my acct that her week goes into, can it.?? I know she would be notifying the resort where she owns that she will be Banking the week with DAE. (but of course her's may be one of the ones where they want to do the banking... Private message me here if you want and I will tell you the name.. I am waiting for your reply..
