  • Maintenance Fee Question

    Hi Mark,

    Just a quick question for you. Do maintenance fees have to be paid before an exchange request is made? I just bought this odd year timeshare and the fee isn't due till December (and to be honest, I haven't even reserved my week yet!.) Thanks for your help.

    My resort sends m/f invoices out in May/June for July payment each year and fees can't be paid in advance. RCI simply require evidence of ownership from the resort before accepting an exchange. The SFX system would seem to severely restrict how far in advance it is possible to arrange the exchange. In this instance I would not be able to book for any of the mid to late summer months until July and would presumably have little realistic chance of getting an exchange.

      Marriott does not require payment of MFs for deposit to any exchange company.

      I imagine that there are several big 'Hotel' TSs that have different requirements for use.

        Keith - if we were in March 2006 and you wanted to reserve a week at your resort for August 2006... are you saying you wouldn't be able to do this until May/June 2006 at such time you pay your maintenance fee?

            I have several (4) HGVC properties, and I have already used 50% of my 2007 points even though the bill won't come out until this fall & due Jan.1, 2007. BTW Mark, the week I deposited last night was 2006 points remaining from one I purchased this year.

              Grand Pacifc Resorts will let you bank your weeks 2 years out with RCI, and MF's do not need to be paid until regular billing time.

              Gaslamp Plaza in San Diego is the same way.

                I'm asking if my interpretation of your previous response is correct. You seemed to be saying that an exchange cannot be accepted until the m/f has been paid. I don't need to reserve a week at my home resort as I own a fixed week.

                  Not true of RCI. I have banked and confirmed an exchange using my October 2007 week. The exchange will have taken place before the 2007 m/f is due.

                    Yes, MFs are due January of the use year.....so I have resevered March 2007 at Marriott Aruba Surf Club, Easter 2007 at Marriott Fairways Villas, January 2007 week at Marriott Ocean Pointe and Presidents Week 2007 at Marriott Grande Vista.

                    All these weeks except Aruba have been deposited with exchange companies - it is not a requirement of Marriott to pay ahead of time. The exchange companies confirm with Marriott that the weeks are available for deposit....it is their business model to allow this.

                    I expect that other 'High End' TS groups such as Hyatt, Four Seasons, HGVC have the same setup .
                    Are people who pay 30K for a week not going to pay $800?

                        My resort allows me to reserve 23 months in advance, but does not require payment of maintenace fees until January of the use year. I can deposit up to 23 months in advance of the check-in date with both II and RCI without having to pay my maintenance fees in advance of the due date.

                          RCI only requires that the affiliate verify a deposit into the Spacebank. How the resort goes about collecting the maintenance fee is out of RCI's jurisdiction.

                          We've had it both ways.

                          Our first resort allowed us to deposit up to two years out without paying in advance. All owners are billed every December for the next year, with payments due by Jan. 1.

                          Our current resort allows us to deposit up to two years ahead, but only after fees are paid. It has happened that they are not too good at bookkeeping, doing the.proper credits. In the past the person actually posting the credits has not discerned what they were for. Good thing I keep records.

                            I am confused now.

                            My VVP is deeded fixed week. If I want to deposit 2007, I will have to pay my MF first? I thought only floating week have to do that? Or does it depend on the resort/management company?

                              Effective today, a new deposit maintenance fee policy will be in effect.

                              At the time of your deposit, all maintenance fees must be paid, or will be paid when due.

                              Although most resorts allow Owners to pre-pay their maintenance fee, there are some that don't. Under these circumstances, this policy now allows qualified Members to bank their week/s to take advantage of any Special Promotions we have that require a deposit by a certain expiration date which normally may be before their maintenance fees are due and payable to their HOA.

                              However, you will not be able to place a request for an exchange week until such time your maintenance fee is paid and current. You will be able to place a request against any Bonus Week Credits you have prior to, and after the maintenance fee is due.
