Effective today, a new deposit maintenance fee policy will be in effect.
At the time of your deposit, all maintenance fees must be paid, or will be paid when due.
Although most resorts allow Owners to pre-pay their maintenance fee, there are some that don't. Under these circumstances, this policy now allows qualified Members to bank their week/s to take advantage of any Special Promotions we have that require a deposit by a certain expiration date which normally may be before their maintenance fees are due and payable to their HOA.
However, you will not be able to place a request for an exchange week until such time your maintenance fee is paid and current. You will be able to place a request against any Bonus Week Credits you have prior to, and after the maintenance fee is due.
I called Pahio today and they will let me reserve without paying the maintenance fee until its due (12/06). I didn't think to ask them about whether I could deposit without first pre-paying it. Does anybody know the answer to this for Pahio? Thanks.

If your resort does allow you to pay the maintenance fee in advance, and you wish to do so... simply notify us you have prepaid and you will be able to place your request earlier.

Originally posted by katmanduWhen we requested exchanges with RCI and II they always checked with our resorts to see if the maintenance fees had been paid before an exchange could be confirmed.
That's the way it was with all 9 timeshare weeks we owned at one time.
Resorts will not allow an exchange company to book a guest into a deposited unit that does not have it's maintenance fees paid and current.

But, I guess all that is a moot point because in order to use SFX for an exchange week-as per your policy-I would need to pay the year in full-correct?
Forgive me, I am new to timesharing and exchanging and was ignorant to the need to have maint fees paid in full prior to reading this thread. I just thought how lucky I am to be able to pay in increments and not one large sum
-now I see where that might become a problem for exchanging. Darn-I was all excited too. I guess I have decisions to make should I desire to exchange.

They said if my maint fees which I pay quarterly were at any time delinquent then they would block my usage/pending vacation request with the exchange company. They said they WOULD however honor the exchange companies inbound guest regardless of my maint fee status.

StressCadet - good questions. With regards to deposits... the core concern of an exchange company is receiving a deposit in good faith from a Member that we in turn book another Member into for their exchange. This inbound exchange guest in turn books their airfare, makes all the family arrangments, then when we go to verify with the resort the week is occupyable and good, the resort says, "Sorry... Maintenance is not paid by the Owner, and the week cannot be used !!! Boy what a mess ! and that's just one part of it, there are additional problems which I won't get into at this time.
So it's considered a high risk deposit, and that's why an exchange company prefers the fee to be current at the time of deposit, it reduces most of the risk factors.
However, in this instance if we can confirm with your resort they will accept an inbound guest on your deposit, thus eliminating the risk factor... we will gladly accept your deposit.
