  • NYC - 1 in 3 rule

    Hi Mark,
I recently read on one of the timeshare forums that SFX has instituted a 1 in 3 year restriction on all exchanges into New York City. Can you confirm whether this is in fact the case or not?
    Thanks

I would like to know about that as well seeing as NYC is our favorite destination.

I have been exchanging into NYC every year….when I confirmed for May 2014 last year, my confirmation included the information that now ALL of NYC was 1 in 3 year exchange.

I challenged it and was told, this is our new policy….I am very very disappointed.

Hi Steve - Thank you for your post. That is correct, we have instituted a 1 in 3 rule for NYC. The reason is simply a customer "Fairness" rule. Needless to say, the Demand for NYC is far greater than the availability of space, with all exchange companies. We want to give as many of our members as possible, who want an exchange to NYC, a "Fair and Reasonable" chance of experiencing this great destination, and this rule is the fairest way of doing it.

It is a general rule. However... You may still may request NYC within the three year period, and based upon demand versus availability, and other possible criteria, you may be confirmed for that exchange. For example, if we have units available within lets say a 60 day window, and there are no member requests for those units, providing you have enough trading power, you may be confirmed.

        Thanks,

          Mark,
Thanks for your response. What is the effective commencement date for this new rule? We last stayed in NYC the first week of September, 2013 and there wasn't any restriction notice with that exchange? Will 1 in 3 start with our next NYC exchange? Are there any other locales within your system that also have similar restrictions?

Hi Steve - The date of this rule was at the end of September 2013. The rule will be effective covering a three year window as of your last /next time staying there.

As mentioned earlier.... it is a general rule. However... You may still may request NYC within the three year period, and based upon demand versus availability, and other possible criteria, you may be confirmed for that exchange. The only other area we have a new restriction on repeat travel, is the Mayan group (Mayan Palace, Grand Mayan, Bliss and Grand Luxxe). This is resort imposed, with "all" exchange companies. For Acapulco, Nuevo Vallarta and Los Cabos, its a 1 in 5 rule. For Riviera Maya, it's a 1 in 3 rule.

            Thanks,

That is a real bummer. We used to exchange every year for 2 consecutive weeks at the Grand Mayans in Riviera Maya and Nuevo Vallarta.

Does this also mean that you can only exchange for 1 week? I guess we won't be doing any timesharing in Mexico anymore. One of the major benefits that SFX offered was no restrictions on how many times one could visit. Are there any other restrictions like at the same HGVC resorts.

We haven't made any requests for a while because of health reasons but that should be fixed in a few months.

Hi John - Thank you for your post. The resort's new ruling for all exchange companies is, you cannot trade back into the same Mayan Resort more than once every 5 years in Nuevo Vallarta, Acapulco, Puerto Penasco and Los Cabos. For Riviera Maya it is a 1 in 3 rule. We are not happy about this rule, but we have to abide by it. It is a rule implemented by the resorts, not the exchange companies, and may change at any time in the future. Also, please keep in mind... there are many beautiful resorts in Mexico to choose from. At this time, there is no HGVC restriction.

                Thanks,
