  • looking for a desirable timeshare

I don't know if you can answer this or not but what are some of the more common destinations that people try to trade for.

I am currently looking at getting a timeshare but I want to make sure that it is one that will give me lots of flexibility.

What's your opinion on Las Vegas?

    Thanks
    Kevin

    to kevin:desirable timeshares

Hi kevin .. I can tell you hawaii is a desirable place people want to go to. I rented a 1br condo on Maui/ Kihei area last fall. Maui is the most popular isle, with kauai #2. Florida Keys is also another desirable area. It was cheaper to fly and stay on Maui than it was to get a place in the Keys! Florida is overstocked on T/S 's ..but there may be some good places left there on west coast. I would be thinking,....what can people do there , when they get there. how easy is it to get there by air? If you plan on buying a fixed week ....is it a week that is useful to most people and are you planning on renting it out from x to x ? Las Vegas probably would be a good one too but it would only appeal to people who gamble and like the vegas shows would be my guess, and since Vegas sits in the middle of a desert , not a lot to do outside of town i would think. still it gets its fair share of tourists there. Scout the internet and search engines for additional info on most popular destinations. hope this helps

Hi Kevin - I always feel the timeshare you buy should be at a resort and location you absolutely love to visit without making any exchanges. I also realize no matter how much you may love the place, the reality is you will not want to go there every year.

So the balancing factor is, buy one in a place you love, but for exchanging purposes make sure it's in a very high-demand location, and one you can book in prime time. You may be aware the one of the factors of successful trading is the supply vs. demand for the location of your the resort where you own.

I can only skirt on the edges of where you should buy, as we have to be as neutral as possible in this area. You can of course use your own judgement in determining where the most popular places are.

There are some very experienced posters on this great bulletin board... you may wish to seek their advice too.

My advice to people is to get a T/S that you can drive to in case airfares get totally out of hand, as I predict they will this summer.

Otherwise, you can't go wrong with Hawaii or the Caribbean. But make sure it's a nice resort! Ratty resorts get no exchange action, no matter where they are!

          Kevin,
I have seen evidence that the #1 vacation destination is a beach location. That of course could be a lot of places from Hawaii to Florida; from Mexico to California; Atlantic to Pacific....you see what I mean. From there consider where you live & where you would choose to spend a beach vacation (assuming you are one of the majority who choose the beach.) Then there is the budget consideration. Of course as a savey buyer you are looking at resale, right? Put into the mix what size you need. Now with an area & some size & budget considerations, spend several months reading everything on this & other forums; watching ebay auctions; checking prices at Redweek & other sales & rental sites. At that point you might decide you are better off renting or you may still want to buy. At the very least you will have a much better idea of what will work for you if you want to own a timeshare.

On the other hand, maybe you love to ski........

            Kevin,
This link is to the SFX FAQ.
SFX Preferred Resorts the San Francisco exchange company
If you select the "What weeks will SFX accept," and then the "Qualified season grid," it might give you an indication of areas & time frames that are in the most demand. Prime demand is better than high demand, but as stated above, also buy something you will enjoy using.
