Based on own ownership of 6 Keys ownerships and rental requests for weeks we do not have reservred, IMHO there would be more exchange availability for October November in the Keys.
Those weeks go for less on ebay, etc than the earlier weeks. If you check ebay completed auctions for the same resorts you shold see that pricing pattern show up.

Hello Ray - thank you for your post. We do indeed have exchange activity into the Key West each year. However, I believe there are only about 3 quality resorts, and you do have a situation where demand is far greater than the supply of space in certain months with all exchange companies.
The months with the highest demand and therefore the least exchange activity are January through April. If not needing these months, it certainly is worthwhile placing your request, but please try and be as flexible as possible with travel weeks, as this can improve the possibilities.
Whenever you have a high demand location with a couple of resorts versus a larger number of resorts, the more flexible you need to be with dates, as there is less critical mass for trading activity. The more resorts there are, the more trading activity occurs, which can mean greater opportunity.

Mark, I do not own in Key West but I think have noticed a pattern the last several years on my 4 floating ownerships in Key Largo that from the end of January to and early to mid March are the top demand weeks for the Keys and other warm weather spots.
So I have since picked up 2 more weeks but they are in Islemaroda at the Topsider, fixed weeks 4 and 7. Next year in Key Largo we booked our 4 Floating 2 and 3 bedroom units for weeks 7 and 8. We also own weeks 4,5 and 11 in St Croix and are booking our 4 float Ocean Front Gold Crown Puerto Vallarta weeks for around weeks 4 to 8.
I would concur with you that for the warn weather winter spots there does not seem any where the inventory like there was 4 or 5 years ago.
Of course we do not bank our weeks, but use them mostly for rentals. But our dauther and her husband will be using one of our Puerto Vallarta weeks for their own vacation for this upcomong week 8.
We have exchanged into our Mexican resort so far for 3 upcoming weeks in 2008. I think a lot more owners are doing like we are doing to better take advanage cost wise of our timesharing investments.
Mark have you notice more demand for the NON All Inclusive Mexican resorts the past 1 to 4 years from your exchangers because so many Mexican are expensive All Inclusive resorts?
We have not up to this point not used your company as only 8 but soon to be 9 of our ownership resort units are Gold Crown rated.

There must be more than 3 since there are 3 Hyatts in Key West - Sunset Harbour, Beach House, Windward POinte. I think Gallon is the other timeshare that is of reasonable size and it is okay. Cannot remember the few smaller ones.

Please keep in mind, Hyatt Members like with Marriott and other multi-site developers have first priority over internal exchanges within their network, which can make it very difficult for outsiders to trade in. No matter which way you look at it, in high season the demand for Key West is far greater than the supply of space with all exchange companies. Again, flexibility on travel weeks can be extremely helpful.
I can't speak to SFX exchange possiblility, but the weather in August would be (imo, but check the averages) murderously hot and humid, with hurricane season starting toward the end of the month, possibly earlier lately.

Yes but if someone deposited their Hyatt at SFX it would not be withing their internal exchange network, and therefore that restriction or caveat would not apply, correct?
This thread has been around a while but thought I'd post my experience with Key West requests. Over the past few years, I've had 3 or 4 requests for Key West in to SFX but no match has come through. I have been looking for high season (Feb-May) but have put the request in at least 12 months ahead, usually 18 months ahead.
I just updated my request for Key West from Feb-May 2010 to just the last week in April 2010 since that's the only week I could get with frequent flier miles so am now confined to that week. I'm hoping Key West comes through for that time - would love to buy Hyatt Sunset Harbor at some point so would be nice to stay there first - but not holding my breath. My backup is a request for Miami Beach.
We have had great trades with SFX - Miami Beach, Kauai, Waikiki, Cali coast and Vegas but no Key West so far.
