  • Midwest resorts?

    HI MArk
    Just wondering why there are so few in the Midwest available on your listings . Surely there are gold crown in some other states besides Missouri?

    We are really interested in getting something in WI or MN next summer.....

    Joan - thank you for your post. The reason there are so few resorts listed in the Midwest is because the demand from our Member base to visit the Midwest for a vacation is very close to zero. It seems the primary reasons for most people to visit those regions is for business or to visit with family.

    If you do want to place a request for WI or MN, please pm me with the details. (Travel dates, and how many people traveling).

      Hi Mark, thanks for your posting.

      Ah, of course, now thinking about it, yes, people want coastal areas more.....the beach!

      That's not to say that there are not GREAT lakefront properties in the Midwest!

      I'll PM you Midwest specifics, I also assume that would be the case anywhere else you might not have a listing on the website, but still Might find something....

        Yes, with over 10,000 lakes, we do have a lot of 'inland coastal' area.

        There are some very nice resorts in MN, but they are pretty much geared for either do nothing or go fishing...which is really kinda the same thing.

        If you want a nice area in MN, Brainerd Lakes area is good.

          As of a couple of years ago Sedona had about 5,000,000 vistors a year and the Wisconsin Dells had over 4,000,000 vistors a year. So there is a demand for Wisconsin. As per "The Travel; Channel rated The Wisconsin Dells the number in water parks and is Water Park Capital of the World with 32 indoor and outdoor water parks. So people do want to go there.

          Noahs Ark in the Dells claims to be the larest outdoor water park in world. With several new parks opening in the past several years that 4,000,000 figure may now be a bit low.


          If you did a google search IMHO you might be be very suprised and learn of the many other things the Dells has to offer like the Cirus World Museum, Internation Crane Foundation and so many, many other things to do in the
          area.

            and may I add to that (bruce's post) that even with the draining of lake Delton and the loss of business associated with it, the Wisconsin Dells area still expects to take in a BILLION dollars this year in tourist revenue.

              Hi Bruce - thank you for your post. The Wisconsin Dells I am sure is a fine destination, and as mentioned above, has good demand.

              However, keeping things in perspective, the stats you mention above pertain to general tourism statistics, and do not reflect demand factors from the timeshare public where the propensities for exchange locations vastly differ.

              The general appeal for the Dells tends to be more regional than national. The demographics of our Member base have more of a propensity towards national and internationally demanded destinations.

              There is a small demand for the Mid-West region from our Member base, even though our US Members reside all over the country.

                Mark, I respectfully disagree with your broad statements about the Dells for the following reasons. We have been in timesharing for 9 years and in the past 2 plus years we averaged 1 timeshare vacation a month.

                Except for mainly Hawaii and Florida in the US most resort areas have far more "regional demand" than before. One reason IMHO is the rising cost transportation.


                But of our 88 ownership rentals we did last year at Christmas Mountain in the Dells many renters were from out of state. Some of the States as I recall were California., Washington, Okalahoma, Mass. Florida, Alabama, Missouri, Virginia, New York, Michigan , Illinois, Iowa, etc.

                2 years ago Branson area had about 32 timeshare resorts while the Dells had only about 4 or 5 resorts. Seeing I also have Big Cedar rentals in Branson and having access to RCI weeks and Points plus II I can see by the lack of Dells inventory compared to Branson inventory the Dells is harder trade overall for comparable time frames.

                It might not be to my benefit if you did Dells exchanges as it might slightly affect my rentals.

                We also own 6 floating weeks in the Keys, 6 floating weeks in Puerto Vallarta and 3 floating weeks in Las Vegas. All of the weeks we book at these resorts are booked for high demand times. The keys weeks booked are weeks 7, 8, 51 and 52. PV jan and Feb. LV weeks 42 & 43. The prime summer weeks in the Dells rent out as good or better as any of the other ownership weeks.


                II has had the reputation of exchanging like for like. From II last year we grabbed a 2 bed 2 bath New Years unit in the Florida Keys with a October white week 2 bed 1 Bath Dells unit. We grab II Marriott weeks with Dells white weeks so I respectfully summit maybe II knows something that SFX does not.


                We have other high end exchanges that I will not post here made mostly with Dells white weeks, but would send to you to that you if you promise not to post the resorts gotten with those trades.

                  I do agree with you, but only based on this years disasterous economy. This historically has not been the case.

                  Bruce, you may be referring to renters from the conventional rental market?? which is a very different market-place than the Timeshare market, with regards to demands for areas. My earlier references were strictly about market demands by higher demographic timeshare Owners to which the stats are different from the conventional market. Having been in business for 19 years with 150,000 members now, we obviously track many statistics. I can only tell you what our Member travel demands are, which may be different than I.I.'s or RCI's as our market is more segmented.

                  I agree, during the Summer period, the Dells are very difficult to trade into because of the small supply of space, which of course is very much in your favor.

                  Sounds like you have a very nice portfolio of timeshare property. Wishing you many years of enjoyment.
