  • Vacation Village at Parkway lock-off

    Hi Mark,

First please convey my thanks to Liza for getting me such great exchange

I am getting ready to take advantage of your 2007 promotion, I like to deposit my Vacation Village at Parkway week 12 with you. It is a lock-off unit that splist into 2 1bdrm units, side A & B, although side A is larger and better equipped.

Do you accept them both as 1 bdrm?

    and

Will they have same of different trading power?

here is a link to their website: http://www.dailymanagementresorts.co....aspx?resort=5

    Thanks

Hi Jill - and glad we came through for you.

With regards to your question, unfortunately we do not accept a lock-off scenario as two separate weeks in this particular case. Because Orlando is an absolute family experience, families certainly want the full kitchen and larger units.

You could either deposit the whole 2 bedroom unit which will maximize your trading power, or you could deposit a minimum of the 1 bedroom portion, that will have lesser trading power.

    Hope this helps...

      Hi Mark,

Both side A and side B are 1 bdrm unit. Are you saying that you will only accept the larger side A? But side B is also a true 1 bdrm, with living area, separate bedroom, and a kitchenet, why wouldn't it qualify?.......

SFX policy also state that as platinum member, I can request 2 bdrm for a 1 bdrm deposit. So if I deposit the entire 2bdrm, then I am giving up my platinum membership's benefit.....

Hi Jill - We don't accept the lock-off unit unless it has the "Full Facilities" that a regular one-bedroom unit has. The reason for this is simply because our Members refuse to take such units especially in vacation area that is primarily a Family vacation experience. When familes take their kids to an area like Orlando, they want the convenience of a full kitchen etc.

You may just deposit the one bedroom master side of the unit if you wish. You don't have to deposit the full two bedroom unit. Although the full two bedroom will give you higher trading power obviously as compared to the one bedroom. As explained earlier, the reason for the policy is based upon our Member's needs. As a rule our Members will not accept anything less than a fully equiped unit especially in a place like Orlando which caters to adults with children. This is even more so as there is a huge supply-side of premium resort space in Orlando.

............SFX policy also state that as platinum member, I can request 2 bdrm for a 1 bdrm deposit. So if I deposit the entire 2bdrm, then I am giving up my platinum membership's benefit....

Not necessarily so. That is just one of several benefits, and you can just deposit the one bedroom master side.

        Hope this helps.

          Hi Mark,

Don't mean to be a pain, just want to know how things work in SFX.

A couple of months ago when I ask you regarding my VVP week 12, you response sounded like March/Spring week is very highly demanded. But now you are saying there is an oversupply of premium resorts in Orlando. So which is it? If a 1bdrm unit this week doe not get good tradeing power then I will not deposit, because I can deposit both sides with RCI as 1bdrm.

          Thanks

          Jill

Hi Jill - we are happy to respond to all your questions, and are glad you are asking.

Although Week 12 in Orlando has a very high demand and a very high supply side, that is not a bad thing. From your point of view, that deposit still gives you very high trading power. (Bad would be .... very high supply and low to medium demand).

Because there is a big supply of space for Orlando, and about 99% of the demand is from families (adults & kids), obviously a 1 bedroom unit for a family style vacation is far less desirable and therefore far less in demand than the space of a 2 bedroom unit.... of course the trading power for such a deposit is way less too. It's all relative.

Yes you could deposit the unit as two separate entities with another exchange company... but the question becomes, what kind of trading power will they give you, and how much extra do you pay for your exchanges?

Plus you also need to factor in the value of our Bonus Week that you wouldn't get elsewhere. Weigh all this up to see what makes the most sense for you, and then deposit accordingly with the company of your choice.

It is good to have choice, because for many years without companies like SFX, you were restricted to doing your vacation exchange shopping with just one exchange company.

                Hope this helps...

                    Hi Mark,

I decided I will deposit the larger 1 bdrm week 12 at VVP with you. Does it qualify for 3 for 1 bonus weeks? If so, can you added to my profile so I can deposit?

                        Clarify lock off question

I have a lock-off unit as well. The smaller side has 1 BR with pull out couch, mini kitchen and full bath. Are you saying that SFX won't take this as an exchange? If no, does anyone know whether RCI will take this part of the lock off?

My use date is Aug 6 2006. Would it be too late to be worth anything if SFX can't take it and RCI will take it. I have not read great things about the trading power of late deposits in RCI. Thanks for your help.

jcg - thank you for your post. With regards to lock-off 2 bedroom units, we only accept for deposit...

The whole 2-bedroom unit, or the 1-bedroom suite Master side of the unit. In most cases the master side is the equivalent of a 1-bedroom suite sleep 4. (Separate master bedroom, living area, full kitchen, one or two bathrooms). We do not accept the studio/lock-off portion.

                          Hope this helps.

Thanks for the quick reply. Just to be clear. I have a 3 BR lock-off. One side has 2 BRs and full facilities. I made reservations (had my week assigned for the whole thing - all 3 BR). When I deposit my week with SFX, can I deposit the whole 3BR if I wanted to? I understand that this is probably not to my advantage in anyway, but please confirm whether that is true. If I can only deposit the 2BR side, do I need to have my resort split the reservation (in which case I will owe a $45 splitting fee).

                            Thanks for your help.

jcg - you have 2 basic options.

                              1) You may deposit the whole 3 bedroom unit. You will qualify for the 3 for 1 special offer from SFX.

                              2) or... you may deposit just the 2 bedroom portion and use the lock-off for yourself or a guest of yours. If you choose this option, then you need to advise the reservation department of your resort so they can create two separate reservations. You will also qualify for the SFX 3 for 1 with this option too.

                              Hope this helps...
