  • I'm confused!

    I recently purchased a timeshare at the Embarcadero in Newport, OR from an eBay listing. The listing stated the home resort was part of World Wide Vacation Club, and that the usage was good at any of their 8 resorts. Going to WWVCs website shows the Trading Places logo on each page, and there are also copyrights for the pages to Trading Places. The Trading Places website says that only two WWVC (Desert Breezes Resort & Lindo Mar Resort) are managed by Trading Places. Vacation Internationale seems to be connected to my home resort (the Embarcadero) as well as WWVC.

    Ok. My questions are:
    1. Is my resort managed by Trading Places?
    2. If I wanted to trade to another WWVC resort, would that incur a fee (I'm assuming I'd have to use Trading Places for the trade)?
    3. Am I correct in thinking that any resort can have multiple affiliations (WWVC, VI)?

    I would appreciate it if anyone can clear up my confusion! If I purchased something other than what I thought, I only have until this Friday to rescind (which I don't want to do). What I *thought* I purchased was a floating week at the Embarcadero that I could trade (depending on availability) between the other WWVC resorts [without fee] and also [with fee] trade to available properties listed on the TP website.

    1. Probably not, Trading Places is primarily an exchange company.

    Best bet would be to call the resort directly and ask who manages it.

      WWVC is it's own vacation club

      As such you don't own a week at any resort, you own a week in the season and size your Membership Certificate says.

      Part of the Embarcadero is managed by VI, many units are private or other clubs.

      For your purposes, TPI is your management company, you pay them your annual fees, you contact them to make your reservations, etc.

      If you want to use your week, you just reserve it by calling owner services at TPI and making a reservation.
      It isn't a trade, it is just using your week.

      VI has nothing to do with TPI and TPI has nothing to do with VI.

      You can deposit you week with II, RCI, TPI, HTSE, PI, DAE, etc once you make a suitable reservation and trade for something that they have available.

        Hello.
        In response to your questions...please see below:

        1. Is my resort managed by Trading Places? World Wide Vacation Club (WWVC) owns units at eight resorts; two of the resorts are managed by Trading Places International (Desert Breezes and Lindo Mar). All WWVC owner use reservations are managed by TPI and you will be contacting TPI to make your reservations to the WWVC resorts.

        2. If I wanted to trade to another WWVC resort, would that incur a fee (I'm assuming I'd have to use Trading Places for the trade)? You may confirm your owner use time at any of the WWVC resorts, subject to availability. There are lead-time restrictions and fees to book larger size units or higher season than your contracted week. Another option would be to bank your owner use week with TPI or another exchange company; an exchange fee and possible upgrade fees may be collected subject to the rules of the exchange company.

        3. Am I correct in thinking that any resort can have multiple affiliations (WWVC, VI)?Yes, there are many timeshare resorts that are multi-managed. 6 of the 8 WWVC resorts are managed by another managing entity but the units owned by WWVC at these resorts are available only to WWVC owners for use (owner use time, bonus time, exchange deposit, etc)

          Ok, the room is getting brighter! So if I wanted to book at the Kingsbury instead of my home resort (both WWVC properties) I would just ask what the availability is and choose from whatever the response is? And as long as it's the same size unit as my contract, there would be no deposit/exchange - or fee involved since I can confirm at any of the WWVC properties? Is there a difference with fixed vs floating weeks (I have a floating week)?

          Sorry if I'm coming across as a total noob My other timeshare is a fixed week/unit in Mazatlan and it's just really easy to understand! I never planned on staying anywhere other than a home resort until I saw this auction on eBay. I was looking both at the Washington/Oregon coast *and* Lake Tahoe, so I figured this was the best fit for me. The way the listing was worded it sounded like my home resort would be the Embarcadero, but I could reserve in any of the 8 properties (as long as my maintenance fees were paid) without any fees. If I wanted a location outside of the WWVC world, then I'd pay TPI (or another exchg co) to do so.

          The other question I had, but didn't ask, was that the listing said usage would start in 2012, and the maintenance fees are due July 7th. It didn't say which year the maintenance fees would be due for 2012 use - 2011 or 2012? If I wish to book something before fees are due, do I just pay them early, or does my usage start from the due date (or should I just shut up and wait for the contract to arrive)? I'm fine with any answer - It's just a clarification I'd like to know. Sometimes the difference between a calendar year and other types of years can be a little convoluted.

            I was getting confused by the whole VI thing as I hadn't run into a property that had multiple ownership/management before! And when doing research it seemed like every other link I clicked on took me to TPI, but TPI's list of resorts they managed only included two of the 8 WWVC properties!

            Greg, I have one last question if you would be so kind. Is the Embarcadero considered my 'home' resort in WWVC? If so, would I have preference over the week I wanted from someone from a different WWVC home resort? Or, is it just a first come, first served kind of thing and listing the Embarcadero on my contract is more for legal reasons?

              Hey Brett

              No, you don't have a home resort as such, you can reserve any week 12 months in advance of use in any of the 8 resorts.
              Summer in the Embarcadero fills quickly, so if that is your goal, be on the phone when they open 12 months out.
              To answer some of your TPI questions, I make reservations as soon as allowed.
              If I am using the week I don't need to pay the annual fee until the start of the use year, if however I am trading it I must prepay the fees before they will allow a trade company deposit.

                Thanks for the update!

                Summer in the Embarcadero fills quickly, so if that is your goal, be on the phone when they open 12 months out.
                I prefer spring/fall, and my other TS is a fixed wk 28, so my summer is taken care of (for now). One of the selling points was that the Embarcadero is a few hours of driving from my home.

                Ok, just the 'calendar vs use year & how it relates to the mf's due date' question to go!

                The other timeshare auction I was looking at has gone from $1 starting bid to $50 to $200 and is now over $1,000 - and still has a week to go (Edgelake in Tahoe)! There's one listed on redweek for less! This is my explanation for why I did the buy-it-now on the WWVC auction before I had all my 'nuts and bolts' questions answered!

                  TPI has been a all around pleasure to deal with for the years we have owned TPI ownerships.

                  Besides the Lindo Mar I have also booked (not exchanged for) a 2 bedroom reservation for July 30, 2011 at the Summer Oaks in Wisconsin below the Dells on our WWVC high season ownership.

                  If you have gotten your ownership papers I would suggest that you call them direct at 1-800-365-7608 and follow the prompts.You will find them very helpfull and friendly.

                  If you are not in the system yet as a owner and if you have made your payment in full it has taken us only about 30 days or less to be put into the WWVC system on our 4 ownerships. We had also bought and have sold 1 or 2 Lindo Mar Adventure Club ownerships that are managed by TPI and again the ownership transfer time was about 30 days or less.

                  Seeing we have bought a few various ownerships from some of the vendors on ebay several times and after payment in full the ebay seller agreed to make a reservation for us so we had a chance to get a good reservation.

                  They sellers can also by sending a fax to TPI grant you perrmission to make reservations on that account that you are buying to make reservations on that account so they do not have to spend time going back and forth several times to get you a reservation you requested.

                  FYI and others when buying as part of getting a good week before a ownership transfer from all systems try and make it part of your offer that they will agree in writing to grant you the right to make reservation as soon as they are paid in full.

                  Let the seller know that the next time you are interested in buying that a company who will cooperate on that granting of permission has a very good chance to earn your future buys.

                  The reason I do this is as a buyer or seller is in some other systems is that
                  some can take as long as 90 days to 180 days to do the transfer and by then it may be most of the weeks you want are long gone.
