            This year's higher than last year's

            I had actually bid a number of the units but as you posted, the prices are not all that low. Last year's auction prices averaged in that $2200 - $2500 for studios. On ebay, the studios have been selling consistently for $3000. So I would say not a lot of really good deals. I do know that Fairfield's owner title services was getting a lot of calls on people doing due diligence. I got that from them when I called.

              I agree I thought the prices were too high....I did not even bid when I saw them rising....I usually would not bid till the end via snipe so not to needlessly run up the prices....and I would not want the mini-suite as it is an easy trade via RCIM and RCI and the maintenance fees are too high....the larger units were more attractive.

              I remember seeing mini-suites going for $1,000 to $1,500 not that long ago in past auctions and on ebay.

              Do you know if these were all in the main building (RCIM/Fairfield) or if any of these units were in the Sunterra wings? Please share any due dilligence research you have (if you don't mind) as I did not bother when I saw the prices running up....thanks.

                John, don't you think that people are using more the Internet and searching for deals and starting to buy re-sales? I really wonder how timeshare developers are going to keep justifying their high prices.

                It's not only the well-known hotel names but Fairfield too. I still cannot believe the high prices they quoted us for the point packages and the maintenance fees too.

                  I agree emmy....perhaps you should start a seperate thread on this topic alone.....it is only a matter of time before resales get more competitive and we won't be able to find the bargains we used to.....and how these developers keep pulling the things they do with their pricing....with all that information out there.....?????

                    All of the units except three 1 BRs were Fairfield units. I don't have the info any more as I tossed it away after the auction but here's what I remember of what I was told.

                    The Imperials were the older style 1 BR Sunterra units (3 of them). The Regals were the 1BR FF units. There was 1 annual and the others were bi-annual even or odd. The Presidential 2BR was an EOY as well. All the studios were annual use ones.

                    I had to bid earlier as I wasn't going to be available to bid when the auction was closing. Is there a snipe service for yahoo auctions?

                          If I remember correctly, two of the 1 BR Imperials were annual and 1 Regal annual but the other 1 BR & 2 BRs were all EOY. So yeah, I thought the prices were really inflated with that in mind.

                            Several years ago I got really interested in tax reposession auctions as a way to find great deals. After looking at some of the bid histories from a couple of recent auctions in San Diego County, I decided that wasn't the case.

                            It was clear that there were knowledgeable investors with capital who were ready to bid any available unit up to its true economic value (i.e, where it could be rented and genrate a reasonable return on investment. You could see the same people bidding regulaarly on certain units and resorts. some of the bidders were names that I recognized as entities that both rented and resold timeshares at these resorts. There were also a couple of names that I recognized from TUG. Units that did not receive any bids were units that were truly dogs. In the Solana Beach area, you could clearly see the change in value associated with race season at Del Mar.

                            There were also situations where someone would come in and bid over those investors. Those investors never got into bidding wars. You could see what their ceiling was for certain blocks of weeks, and they didn't go over those limits.

                              I still believe that a HOA should pick up the units and sell them for the Association. This is what keeps the values high at the resort and benefits the owners.

                              Most likely, the people who are behind with their taxes are behind with their maintenance fee too so should be foreclosed on by the Association as soon as it is allowed legally.
