Newbie ? -Lake Tahoe or Palm Springs

    I've really enjoyed reading many of your informative posts. As a newbie to this group and timesharing, I'd appreciate any input about these 2 places.

    Chris & I live in the Central Coast of California and he will be retiring in 4-5 years. Our 2 adult children, one teenager and one future-daughter-in-law would probably be traveling with us intermittently. We're about 5-6 hours from Palm Springs on a good day through LA traffic and about 7 hours from Tahoe up I-5. Right now we travel according to school breaks but we only have 5 years left for that! Anyway, we are thinking we would like to have our home resort a place that we can drive to instead of flying to.

    So far this is what we have done - Hubby and I stayed at the Marriott Shadow Ridge in Palm Springs, where they were trying to sell us EOY 2 bedroom lock-off in Silver Season for $11,400 + approx $500/year in HOA/taxes. The concept was nice and I like the place BUT there were things we both didn't care for like smaller pool facilities and onsite conveniences. The plus side (at least we think it was good) was that Shadow Ridge trades Prime in II & RCI, new and ongoing construction, the Marriott name and tradability - and I liked Palm Desert. But being new to ts and not too sure, we declined and the sales staff were very professional and backed right off of any heavy sales pitches (which we really appreciated).

    So, is there anyone out there that owns and/or stays at Shadow Ridge and would share their experiences? And can someone tell me if trading in II and RCI with a silver prime location (or red) is the most desirable ts to own?

    We have also decided to look at the Ridge Tahoe which seems to be the rest of the family choice location. Researching online we like the layout of the Naegle although it doesn't have a lockout - but our thought is that we'd be traveling with our children and their friends and this would give us the most room - and a killer patio/deck. But I'd like to know about the Terrace rooms which have the lockouts but a lot smaller balconies.

    The Naegle EOY summer is running under $5,100 but The Ridge is offering a $1,350 credit towards approx $400/year in HOA/taxes. The Naegle trades in II & RCI but the others only trade in RCI. The Ridge is owner run and their onsite prices seemed to be a lot more reasonable that Marriott's - but then are trades capabilities just as good???? I thought the Ridge looked reasonable with the HOA credits they are giving.........bringing the onsite price down to $3,750. The Ridge will also break up your week into a 4/3 package if you don't want to use it all at once. I thought this was really nice option that Marriott didn't offer.

    I have been looking on eBay and other resale markets too as we really don't want to pay the mark-up unless the resort makes it worth it. Any opinions would be greatly appreciated. And definitely I'd like to know about any other ts resorts that are highly recommended. Thanks much - Barb

    Barb, I would buy where you most likely would like to go to vacation often with or without your family. What's is your family's vote on this? Both places are nice. Having a resort close to home may have an advantage too as you can always use it but both of them are not too far away.

    How are the re-sale prices for both and the yearly expenses? Both will trade OK but Lake Tahoe may win because it is popular most of the year.

    All I can say is take time to decide because there will always be new re-sales on the market.

      Barb, I agree with the advice to purchase in the location you most prefer. Then, purchase resale, as you will save many thousands of dollars compared with developer pricing. Lastly, purchase in the best timeframe you would want to use. I would not purchase silver in Palm Desert, as the weather is not ideal then and the trade power would not be as good. Have you looked at resales at Marrioot Desert Springs 1 and 2? I know they are not new, but I like them better than Shadow Ridge. You can buy a resale white week (Like gold) for 9K or so annual. If you buy DS I, you get free use of the spa at the resort hotel adjacent. Also, the hotel has all the amenities (restaurants, minigolf, a tennis program) you could want, and you can access them.
      For Tahoe, if you prefer summer usage, there is the North Shore/ South shore distinction (more "action" South shore). Also do you want to be right on the lake or high up with panoramic views? You could drive up this summer, rent at one or two places, and check them out. Then buy resale!! My family owns at Hyatt High Sierra on the North Shore, and we love the amenities including private beach that come with being adjacent to the Hyatt hotel next door.
      Lastly, take your time with this purchase. By buying a large unit you will enable your adult children to vacation comfortably with you for many years, and that is a great idea. Good luck.
      P.S. If you look on ebay under "completed auctions" you can see what resale timeshares sell for in the areas of interest. You can also buy resale via brokers or private parties here or on a site such as Redweek. The asking price can be negotiated almost always.

        You could also purchase World Mark points and be able to go to both Lake Tahoe & Palm Springs - not be locked in to one or the other. For a wealth of information visit www.wmowners.com

          There are several point based TS companies which sell TS in both the areas which you asked about. Worldmark (trendwest) is the biggest and probably the best of the lot. You could also look at Monarch Grand -MGV. They are California based and can be purchased for alot less than worldmark-WM. But they also have many people asking alot more than WM so you need to do your homework on MGV. Read this advice article before buying MGV link

          I also really like the advice of buying a Marriott Desert Springs GOLD. They are 2 bedroom lock off, so you can trade them for 2 vacations if you lock them off. As they said you can get one for about $10K and they will trade very well.

            Another question

            I will do more research now and see what I come up with. I don't know anything about WM or Hilton so I will look into those.

            I have looked at the DS in Palm Springs, but quite honestly, the rest of my family wants Lake Tahoe and that is fine by me.

            Which brings up another question - some friends of ours own a ts in Palm Springs at the Tennis Club, Mazatalan & Orlando and they have indicated that we could swap weeks if our family buys in Tahoe. Is this common and is it a good idea?

              There are people who do what are called direct exchanges. You give a friend your Tahoe week and they give you their Orlando week. This works best when there is a level of trust between the parties. I probably wouldn't do this with a total stranger but would have no problem doing this with a friend.

              Just make your reservations and tell the resort that a friend will be using the unit instead of you.

              PS re the point based TS

              There are many companies out there which own resorts in many locations.

              -Marriott is one kind of company, where they have resorts all over the world but to go to a different resort you must trade via an exchange company.
              -Worldmark, Hilton, Club Intrawest, Shell, Bluegreen, Monarch, ect are a different kind of company. They allow owners to trade internally using their TS points, so as an owner of any of these companies, it is easy to trade to any of the many resorts owned by that company.

              I didn't tell you about Hilton earlier as they don't have a resort in PS or Tahoe.

                When you are looking at resorts at either place, you might check to see if they offer bonus time. That is additional time you can rent at a very reasonable rate. I have a couple of timeshares that have that feature and if you live within driving distance and retired, that would be a big plus.

                  Thank you Bill - I guess my fingers just got a head of my brain when I typed Hilton.

                  Is there a good article out there that I can read about the different point based systems? I have been pretty focused on location and not paying attention too much about wanting to rent or trade in the future. Barb

                    For future trading, I think Tahoe may trade better. With a poor trader in II, I can pull nice resorts in Palm Spring but not much in Tahoe.

                      Hi!

                      We own a Lake Tahoe timeshare, (Heavenly Valley Townhouse), and a Palm Springs timeshare, (Palm Canyon Resort & Spa), and we love both of them. We also own Monarch Grand Vacation Points which can be used at various resorts including the Palm Canyon Resort & Spa and Tahoe Seasons in Lake Tahoe.

                      We are WorldMark Trendwest owners too which also gives us access to WorldMark Palm Springs and WorldMark Tahoe as well as WorldMark Southshore in Tahoe, and many other resorts between the two.

                      WorldMark' s point system is much more flexible in my opinion, gives us more bang for our buck, allows us to search and make our reservations online, and we have bonus time, (which we use as often as possible), that is very easy to book online too. It is my opinion that if you like both Palm Springs and Tahoe, don' t settle for just one or the other and then have to pay exchange fees to enjoy both, purchase a timeshare like WorldMark or Monarch Grand Vacations, (I think you will find WM easier to learn with more opportunites for your future), and enjoy both places as well as many other locations.

                      Don' t get me wrong, we own our "location timeshares", Heavenly Valley T.H., Palm Canyon R&S, Grand Pacific Palisades, Sundance Meadows, Marriott Grand Chateau, etc. because we love to vacation in those specific locations and we have no intention of trading them, (at least not for many moons), but WMTW & MGV gives you the chance to taste the best of both worlds. (Variety is truly a blast!) (IMHO!)

                        You have gotten some very good advice and sounds like Tahoe is your choice. But I did have to speak on behalf of Marriott's Shadow Ridge. We bought there mainly to trade. Plus it's just two of us. We're only about a two-hour drive from there so someday we might actually stay there but that would be rare. We have actually gotten some good trades but it's probably because we've traded off-season.
