    It is so nice to have communication from/with the WC Board. They tell you what is coming and ask for your input. Neil Bock is a tugger (has he joined timeshare forums yet?) and is president of the board. I own two units there and like the communication so far.

    Here is the next step in the renovation process from the WC Newsletter.


    2010 UNIT RENOVATIONS

    In 1996 we began a four-year
    project to renovate the interiors of each
    unit. The process started with building
    two model units in 1995 and receiving
    comments from owners regarding
    the models. In 2010 we will
    start the process again; new to this
    project will be redesigning the kitchen
    space in each unit. Steps towards renovation will
    begin in late 2007 to select a design company to
    assist with a furniture and cabinet floor plan. In
    2008 we will finalize plans for two model units with
    construction to take place in the last quarter of the
    year. In 2009 we will
    gather opinions and
    suggestions from owners
    and guests in order
    to make final plans; we
    will also put the
    project out to bid. In
    January 2010 we will
    begin renovations in
    Building I. We will
    complete one building
    each year in the four-year project.


    We are asking for your suggestions this year.
    What do you like and what don’t you like in the
    units as they are today? How can we improve them?
    How would you like to see the kitchen areas
    changed? We invite your comments. Please send
    them to Gayle Hall at the resort.

    WC

    We are not owners, but stayed there shortly after unit had been remodeled. We were in a 1 bedroom and thought everything in unit was done very nicely. If they do this remodeling anything like last one, it should be great. We enjoyed our stay there very much.

        Not sure about the maintenance fee increase.

        I own two units at WC. One thing I don't understand about the City of Solana Beach is that they keep sending me a bunch of mail (x2) regarding sewer rates, trash service rates, neighborhood zoning issues...etc...and endless stream. Not only is it wasteful but must cost a fortune....a fortune only a small minded city government is more than willing to spend. They send it to all owners so think about the taxes and fees needed for their mail for WC and Sand Pebbles owners. They should just inform us of the issues in our newsletter and save the trees, the waste stream, and the money.

          Here is the MF info on WC. They have been increasing but paying as we go. I have not heard about any special assessments. I hope they don't have one.

            Isn't the City required by law to send those notices to all affected property owners? Each deeded TS owner is an owner; hence we all get the notices.

              Yes. I called the resort and the city passed a law requiring this. There is nothing the resort can do about it.

              I don't get all those notices for all the other resorts I own in CA.

                From the 4th quarter '08 newsletter

                Renovations Put On Hold

                The Board of Directors met by telephone on
                October 28th to discuss constructing two model
                units and planned renovations scheduled to begin
                in January 2010. The Board decided to postpone
                construction on the models and renovating all 94
                units until 2011 or after. The Board is concerned
                about the state of the economy and its affect on
                owner’s ability to pay the assessments. To that
                end, the Board plans to do what it can to keep
                future assessments as low as possible, including
                keeping owner contribution to the Replacements
                Funds as low as possible. This doesn’t mean that
                assessments won’t go up: they will go up in order
                to cover increases in the cost of living. But contributions
                to the Replacement Funds can be kept to a
                minimum by postponing major renovations for a
                year or two. In the mean time, management will
                continue to replace and repair items that break or
                wear out.
