Have you had any recent special assessments?

No. They did recently tear down and rebuild the clubhouse but that was done with existing funds and increases in maintenance fees.

The City of Solana Beach is doing its best to increase sewage and usage fees on a regular basis.

At pacific Grove Plaza our maint. fees are 616. for 2009, up 63. from last year. Last year they went up 75. This year we also had a special assessment of 511. for the one bedrooms and almost 600. for the two bedrooms.

Yep, they keep going up and up and there is very little you can do about it. They know that and they know by law you must pay. Owners are like cash cows to resorts. Owners should be involved in each and every increase suggested and have a vote on it. Resorts need to look at other ways to increase income and try to keep owners costs down.

Winners Circle is firmly in control of owners with an effective, capable and agressive board that is aware of and responds to owner concerns. IMHO, WC is an example of how most of us wish all resorts would be operated.

I posted about the fee increase at WC previously. I find it informative that even a resort such as WC is experiencing these types of fee increases.
