  • GPR Seapointe Purchase

    Just purchased, on EBay for $1, a 2-BR at Grand Pacific Resorts Seapoint, EOY, maintenance fee listed as $525 EY, closing costs $399, resort transfer fee $300, first maintenance fee due 2010, first usage 2011.

    Although I needed another week as much as another hole in the head, I purchased this primarily because of the 1-in-4 rule for trading into any of the GPR resorts, and Rita and I like to go out to the SoCal Coast about once each year.
    High maintenance fees, but seems to be a nice resort. We stayed at Palisades last November, have stayed at Carlsbad Inn, but have never stayed at Seapointe.
    Can't yet join the GPR Owners Forum as I have no deed at the moment, but will join when I get it.

    Have a question that 4ARedOctober might know the answer to:

    Will GPR let resale buyers affilate with HGVC? HGVC now has an aggrement to allow owners at several of the GPR resorts to affiliate with HGVC. But I've heard that only owners who bought direct from GPR resorts would be allowed. ( This isn't true at any of the other HGVC affiliate resorts)?

    I watch those Seapointe auctions all the time. Can't make myself pull the trigger because of the maint fees. I'm very happy I didn't bid and drive up your price!

    I'm sure 4A will be along to answer your questions. I'll just sit quietly and listen.

      What I Wanted

      I was also reluctant to purchase a week because of the high maintenance fees and the fact that I didn't need another week to have to manage.

      However, the EOY cut the yearly fee to $525 (or thereabouts- one can never be sure that the maintenance fee is quoted correctly) and the ability to now trade into SoCal GPR resorts with impunity overrode my bette4r judgment. Guess you can't take it with you anyway.

          I'm not 4Red but I did the same thing as you a number of years ago so to not have to worry about the 1 in 4 rule. Unfortunately, I've kept buying. The 2009 MF for a 2BR is $846.22 + property taxes. Since you bought resale, your property taxes will drop relative to the current owner.

          On your questions about resale and HGVC, what's been reported by some owners is that you do need to make a developer purchase at Maribisa or developer resale purchase at GPP/CSR to get points and they'll let you "requalify" your non-developer resale at the same time. The only thing is that your home resort remains the same and you only have access to other HGVC resorts at the "open season" period. I would say the process is consistent with what you see with Starwood and getting back into SVN.

            I am relieved to know that the maintenance fee each year for EOY usage will not at least, be any higher than the $525 quoted.

              Hey Mel,

              Congrats on your purchase. That is the best way to get around the 1 in 4 rule.

              As far as linking it with HGVC dj did cover that. GPR wants developer new or resale with about $3,000 to $10,000 minimum buy in. That may have changed with the economy....if I find out different I will let you know.

                Thanks!!

                As soon as I get my deed, I will be joining GPR. My CC has been charged the full $700 ($399 closing, $300 Resort Transfer fee, $1 bid price, no maint fee due untiol 2010) so it shouldn't ber too long.

                I wasn't personally interested in the other matter, but someone OY asked the question.
