  • Unit renovation photos - Sand Pebbles Resort, Solana Beach, CA

    These are photos I received from a broker showing the recently renovated 1BR units at Sand Pebbles - I know several members own here - my DD and friends stayed there in Oct 2007 and enjoyed the resort and the area.
    It is amazing (as Glitter noted) how they made those crazy purple bedspreads work with the new furniture/paint job - a big thumbs up to the designer!

    Since we all can't get into http://www.timeshareforums.com/forum...el-mar-ca.html this resort is a nice alternative to stay at while visiting this great part of California.

    There are approximately 49 units in the complex - 17 were renovated this year, 17 in 2010 and the rest in 2011.

        Does it trade in II?

        Sand Pebbles... That was a Major Motion Picture back in the 60's... Remember my mom took me along to see the movie. Somewhere in the city. Might have been times square somewhere....?

        I remember some poor chinese national getting tortured in one scene..

          They've done a great job rennovating the units. We stayed there a few years ago on bonus time and definitely could see it needing an upgrade. While I don't like to see big increases, at least here's the results of my MFs.

                Gord, what size unit do u own?

                ....and if u click on the II link - u can see the difference (A BIG ONE!) between the old and the renovated units.....

                      Oh yeah! That's why I said these pics look waaaaaay better!

                      I should point out that the bonus time rates you posted are old rates as they were increased this past year.

                        Let me know the new rates, I will update my post.

                        My DD did mention the WILD purple bedroom - the new decor seems a lot better!
                        And they did a very nice job with the kitchen upgrades.

                              Here is an overview I have for this resort..

                              SAND PEBBLES TIMESHARE RESORT

                              535 South HWY 101
                              Solana Beach, CA 92075


                              Located between Los Angeles and San Diego, this resort is popular with timeshare owners who want to vacation in Southern California and be within easy driving range to attractions including Disneyland, Universal Studios, Sea World, Magic Mountain, San Diego Zoo, and Knott’s Berry Farm. It is about a block from the beach, and also less than a mile to the Del Mar Racetrack.

                              The resort has 49 timeshare units: consisting of studios, 1 bedroom, & 2 bedroom villas.

                              It is important to always disclose to potential clients that none of the villas are equipped with air conditioning, or are handicap equipped units! Also there are no elevators to provide access to the second story units. While the resort is located high atop a cliff about a block from the beach and normally has a consistent sea breeze, some clients may have health conditions that require air conditioning.

                              Studio Villas:
                              The studio units sleep a maximum of two people. The layout will vary slightly by unit, but for the majority of the units there is a half-wall which separates the living area from the bedroom. They are equipped with either a queen bed, or with just a murphy bed in the living area. There is a full bath and a kitchen and dining area. These villas are approximately 460 square feet.

                              One Bedroom Villas:
                              The one bedroom units sleep a maximum of four people. The layout will vary slightly by unit. They have a private bedroom with a queen size bed, and there is a fold out queen size sofa bed in the living area. The units are equipped with one full bath, a full kitchen, and a dining area. These villas are approximately 820 square feet.

                              Two Bedroom Villas:
                              There are two types of two bedroom villas. They all sleep a maximum of six people. Layout will vary slightly by unit.

                              Single story 2br villas:
                              These units have a master bedroom with a queen size bed and a second bedroom with two twin beds. There is also a sofa bed sofa bed in the living area. These units are equipped with a full kitchen and a dining area. The villas have a full bath and another half bath, and are just under 1,100 square feet.

                              2br Townhouse villas:
                              These units are similar in layout and furnishings, but are a two story design. The bedrooms are all upstairs. There is a full bath upstairs, and another full bath downstairs. The units are equipped with a full kitchen and a dining area, and there is a sofa bed in the living area. These villas are approximately 1,600 square feet.


                              Annual maintenance fees are due Jan 1st each year. Property taxes are not collected by the association and thus are billed separately with a different due date based on the county assessor. I recently saw a tax bill for a studio in the amount of $55. Larger units will be slightly higher. Currently, there are ongoing scheduled renovations. The majority of the villas have been completed, with the remainder expected to be updated by the end of 2011.

                              Maintenance fees for 2010 were:
                              studio = $353
                              1BR = $480
                              2BR = $613

                              Ownership:
                              Deeded ownership which floats in a specific season. Swing Season includes weeks 1-8 and 48-50. Prime Season includes weeks 9-47 and 51-52.

                              Transfer info:
                              Deliver a copy of the new recorded deed, a letter identifying the new owner with their full contact information, and $25. transfer fee payable to Vacation Leisure Management Co, Inc. at
                              closing. There currently is no estoppels fee for this resort.

                              Onsite Resales:
                              Onsite resales are handled by Clare Luconi of Timeshare Locators. Commissions are normally minimal so shared transactions are very rare. Resale units are often available between $500 to $2,500.
