New Grand Pacific Resorts Pacific Mabrisa in Carlsbad??
Thats probably what it is: I was hoping for something close to the water, like Carlsbad Inn or Southern CA Beach Club. And maybe we would see developer weeks banked. We are headed back to Carlsbad this Saturday for Spring Break, I am distressed that the early weather reports dont look to favorable.
They have been talking about the new development near Legoland and GPP for some time. I wish they would have purchased that property in Oceanside where Fairfield is building.....that would have been the best.

CARLSBAD: It took 11 years to get final approvals, but Grand Pacific
Resorts has finally received the go-ahead from the City Council to
begin construction on 350 hotel rooms, 350 timeshare units, two
restaurants, four pools, tennis courts and conference rooms on a 50-
acre site next to Legoland.
The $150 million, Mediterranean-style resort complex will become
Carlsbad's third large-scale resort. Carlsbad is already home to the
329-room Four Seasons Aviara Resort and the 478-room La Costa Resort
and Spa, plus several smaller-scale timeshare properties.
Resort room rates will be $130 to $140 a night, while the timeshares
will range in price from $12,000 to $21,000 for a week. Construction
is slated to begin in May or June next year, and it will take five
to six years for buildout.
An idle thought: Will we see Grand Pacific make a switch to Interval
International with this new resort? Will they do the new resort on
their own or joint venture with a Hospitality chain?
ALSO IN CARLSBAD: After 9/11, Four Seasons put an expansion of their
residence club at Aviara Resort on hold. But now they're back.
Construction on the $6.5-million next phase (phase 5a) of the
project is currently under way.
The new phase of Aviara's private residence club will be comprised
of two facilities upon completion. One of the buildings will
encompass around 13,000 sf, while the other will consist of
approximately 12,000 sf. Both are being constructed as wood-frame
and stucco villas with three levels each and two units per floor.
Each of the units, which have been designed as two-bedroom, two-bath
layouts, will include a "lock-off" option.

Nov 01, 2005 Grand Pacific Resort, Inc., the oldest and largest vacation ownership company based in the state of California, plans to break ground in the near future on a brand new 700-room resort located on the hills of Carlsbad Ranch.
Tim Stripe and David Brown, co-presidents of the company, manage eleven properties throughout the state of California including the recently developed Grand Pacific Palisades property in Carlsbad, California.
At build-out the project will have 350 hotel rooms, 350 time-share units, two restaurants, four pools, tennis courts and conference rooms on a 50-acre site between Cannon Road and Hidden Valley Road. The Mediterranean-style complex will be a major destination resort in North San Diego County.

Bill Canepa of Wave Crest Resorts (Wave Crest Del Mar and Tamarack Beach Resort Carlsbad) owns the Hilton Garden Inn in Carlsbad and they are expanding by building an ocean view conference center. I just read an interview with him and he says.....

We have been in business since 1972.
What has been your greatest acomplishment in business?
We are veiy proud of our contributions to the redevelopment of the Carlsbad Village. Earlier this year, we completed the Laguna Point condominium project, which should serve as a catalyst to further redevelopment in the North State Street area of the Village. In 1985, we developed the Tamarack Beach Resort and co­founded the Carlsbad 5000 in the early days of redevelopment. It is gratifying to see the changes that have occurred in the last twenty years.
What is the long term plan for your Company?
We are currently building an ocean view conference center addition to our Hilton Garden Inn Carlsbad Beach prop­erty. Incidentally, that Hotel is the top performing Garden Inn in the countiy, and our GM was named Hilton Manager of the Year. We are turning our attention to developing a 5-star resort on an eight-acre waterfront site we own in South Carlsbad.
What makes Carlsbad great?
This is an easy question. We probab’y have the finest year round climate on the planet coupled with a wonderful location along the waterfront between two major cities. Our Growth Management Plan pro­tects and enhances that environment and serves as a model for other cities, While it never is easy to develop in a Southern California beach community, the staff and elected officials are fair, hard working and conscientious in their effort to serve the greater good. It was a great decision on our part to get involved in Carlsbad.

CARLSBAD — Two hotels at the airport, two more along Interstate 5, a massive resort near Legoland and at least one waterfront inn are forecast for Carlsbad within the next 10 years......
.....The 700-room resort complex, proposed by Carlsbad-based hotelier Grand Pacific Resorts Inc. for a site next to Legoland, will face a little more trouble because it doesn't have a national identity, Rauch said. As long as its developers build it in stages as planned, it should be OK, he added....
....the first phase of the resort project may begin breaking ground. Grand Pacific Resort plans to build 130 hotel rooms and 150 to 175 time-share units in its first construction phase, said company President Time Stripe.
The final three
The resort's first rooms are scheduled to open by December 2006, Stripe said. As those rooms are absorbed by the market, the company will build more, until it reaches a total of 350 hotel rooms and 350 time-share units. Grand Pacific is forecasting that it will start building its second phase within 12 to 24 months after the first phase opens, he said.
"A lot of that will be determined by the market," Stripe said, adding that he is optimistic about how well the units will do.
The other hotel proposals the city has received so far are what's termed limited service properties, or hotels that do not offer the restaurants and other amenities that a resort provides, he said.

Recently spoke with sales office at GPP about the new resort. Presale tours begin in May (???) this year. Models are at GPP, converted office space I was told. Units are 1, 2 & 3 bedrooms. Resort is on the other side of Legoland, no ocean views, but upscale "similar to the 2 penthouse units at GPP" (we'll see!). GPP owners are supposed to be able to "trade-up" to the new resort. HGVC is somehow involved with the new resort according to the GPP sales rep I spoke with on the phone, however no specific details-you need to take the tour. We are heading to the Carlsbad Inn in June and will probably take the tour to get more details. I saw where there may be a new resort in Carlsbad developed by the Wave Crest (Del Mar) and Tamarack Beach Resort (Carlsbad) developer (Wave Crest Resorts II LLC) south of town. If this is a timeshare property it may be worth serious consideration. We have owned at both properties have been impressed by the quality of these 2 resorts.

I emailed the Director of resorts.. no response.
I have a meeting with him in a few weeks, I'll let you know what I find out.
I think the agreement will be better for the owners of the new property more than HGVC. Unless HGVC gets priority into all GPR resorts.
Spending 7000 HGVC points to get into a 2bd at the new GPR property isn't the most cost effective way to book a GPR resort.
