Serious Older Orlando Mega-Resort Problems?

    I know of one fairly small resort that is controlled by the developer through membership on the HOA. So far the resort is sold out except for the newer construction and is planning more units. The maintenance fees are what I would call low and the resort is in great shape-including the oldest units.

      I posted earlier in this thread that the problem was not so much just the size but any situation where the developer wore out this welcome by hanging onto control after the resort sold out. On the OBX the only developer still doing that is Barrier Island Station. First Flight Builders tried and ran into a buzz saw of legal action, and ultimately got kicked out. Other OBX developers handed over to the members at the appropriate time.

      The scale of the mega resorts presents a real challenge - probably impossible as a practical matter - of organizing members to challenge the developer.

        Mega resorts need to split into sections, depending on the age of the units

        OLCC and Vistana units are not all GC quality, yet they get the GC rating because they are still building. The honest thing for RCI to talk these resorts into doing is split the entire entity into smaller ones, according to age, with separate HOA's. Then each group of timeshares would be judged/evaluated on their actual current condition and can win back Gold Crown with improvements, if and when they lose that status.

          I'm laughing because nothing has changed since your last post. If a developer is in control, the HOA will not remove him, if the developer controls the HOA, which is the case at places like Westgate.
