  • Big Mistake

Hi everyone I am a bit of a Noobie here. 2 years ago I bought a time share from Westgate Palace resorts in Orlando Fl. It's a great timeshare but with my job and kids I never get the chance to use it. I'm interested in selling it but I've been warned about websites which "guarantee" a sale. Can anyone please recommend the best way for me to go about selling this timeshare? Thanks in advance.

Give away or worse is all you can expect

Sell it (as in get cash in your account from someone willing to take over the obligations to pay the fees)? Forget it. The value is $0.

Hopefully you can find someone willing to TAKE OVER those obligations from you by accepting a transfer of the rights (you may or may not get the costs of the transfer / closing fees). Or you may end up paying someone to take it (avoid those that want $3K+ - hopefully you cn find a taker for a few hundred or so).

The market for timeshares is in the tank and Westgate in particular is a slug on an already zero demand market. You'll be picky to give it away - there is virtually zero chance of seeing any money for it.

Thanks a lot for the speedy reply. The problem is tihs is something I've neglected really paying off and it's kind of a difficult thing to try to do now. I still owe about 8000 on this timeshare. For me to get $0 on it would mean I should just try to keep it for myself. I've just been stuck with this for 2 years now and I'm getting tired of paying for something I can't use. If anyone can refer a company that sells it I'm all ears.

The only person who can "guarantee" the sale is the one who offers to buy it from you and pay you. Don't fall for any of these companies that tell you they can sell it for your asking price, but you need to give them XXXX dollars up front.

If someone really knows that they can sell your timeshare for a certain price, they'd be willing to get paid a commission after the sale. I don't know if this even exists. Most if not all want some money up front to list, post, advertise, etc..

You name it, they have a reason why you need to give them money first....

Best advice may be to use it and take a vacation, maybe even to your home resort. At the pool or somewhere while there you may find someone who REALLY is interested and you may get something for it.. BECAUSE

While they are there on vacation, Westgate is going to do their very best to try and sell everyone at the resort..... MORE TIME....

Of course you may ENJOY yourself and decide not to sell, but if you want to sell ice to the Eskimos, you need to go to where the Eskimos live or in this case PLAY.

Hope this helps save you a lot of anguish and money

If you owe on it (personal loan or actual claim on the timeshare?) then you are best ff trying to get some use out of it. No one is going to pay off that $8K as they can virtually on demand obtain the exact same use rights for $1 with a minimum of effort.

Companies that "sell it" would need to make money meaning they would expect a few thousand to make it all happen. That means a buyer agreeing to pay them a few thousand thus we're back to why would they do that when it's out there for a few hundred or less? No company can create buyers, they have to be out there willing to pay and those are a rare item today for any timeshare and Westgate being the worst of the worst to own at only makes a near impossible sale even less likely.

Sorry but you have nothing of an value to sell. Try to use it. Good luck.

I know it's difficult to believe that something you still owe money on could be absolutely worthless on the re-sale market, but it's true. Look at timeshares on ebay.com. Many times they are free--and these are ones that are fully paid for in areas that trade better than Orlando. Look at the post on this forum about a Marriott selling for $2.25. There are a lot of people who simply want to be rid of the yearly maintenance fees, and they will give them away to anyone who will take them. They are a great deal for those whose needs they suit. For example, I no longer use my ski week. For me, it's become unwanted; for someone who would use that time, it would be excellent--but your hope to get someone to take over your debt is a vain one; it just isn't going to happen. Why should they when they can get the same thing already paid for and pay a few hundred dollars to transfer the ownership?

Don't feel bad about having spent the large amount of money by buying directly from Westgate. Most of us have done the same thing with our own TS. Since you are already paying off the loan and the MFs, I suggest you try really hard to book a week and take some time off for R and R with the kids. If you spend your time at the resort and take food (most TS have full kitchens), the week will cost you very little extra. One of the big reasons I love my TS is that is forces me to take a vacation every year!

In this case, the best thing you can do is actually take the time to learn how to use it and, take those vacations you've "paid in advance". You'll never sell that particular timeshare for $8,000 and, you'll end up thowing good money after bad in attempting to do so. There is NO COMPANY that can move a product for $8,000 when there are dozens to be had for less than $100. Why do you think timeshare developers rely on the quick, high pressure sales tactic? It's why they offer you gifts worth approx $75 to $100 just to listen to them talk.

Rather than beat a dead horse, why not spend you time and effort on these forums learning how to manage and use what you have. Learn how to exchange from what you own to what you can use. Request vacation time and take vacation. You might find out that the big mistake is actually not the worst mistake you've ever made.
