    We've learned all of that, even where there are no codes, ordnances, etc.

    I have already contacted the county, and I have emailed the chamber of commerce to get a list of contacts for the city.

    Having dealt with the USACE concerning use of one of their lakes, I was surprised when the County Public Works guy in charge of waterways said it was OK for private citizens to clean-up/dredge canals.

    Unrelated, but related, here's something about credit scores.

    A year and a half ago I contacted Lendingtree to get quotes to refinance a real estate "business" loan. 9 lenders pulled our credit and because of that each of our credit scores took a big hit, more than 50 points. "Too many inquiries" We found that out when we wound up refinancing it right where it is, our local bank. So, don't buy lendingtree's "make lenders compete for your business" line.

    This time only one lender has pulled our credit, and we each got a copy of the three scores. They not only have recovered, but are well above what they were 2 years ago, almost as high as they can be.

    So, if you are considering financing, or refinancing, don't give anyone your personal information until they tell you rates and so forth. Tell them what your scores are and have them tell you what they can do for you. Then let just one, or two pull your credit.

    • Of the 4 pages of fannie mae foreclosures in Englewood, half of them are Under Contract.

      It's a modest, comfortable area, a little off the beaten path, that, so far, has escaped the downsides of SW FL . . . the congestion, crime, blight, etc. that has set in elsewhere.

      Rehashing the Good Ole Days again , but when I first started visiting areas like FMB, Bonita Beach, Bonita Springs, etc. it was just a sleepy fishing and beach area where you very seldom heard a siren.

      That's how Englewood still is today.

      • Just when I thought we might be past the incompetence and rudeness, I just got a call from the "closing agent." She said she is preparing the deed.

        After completing beaucoup pages of stuff, including the information being asked several times, she still asked, "What is your marital status?"

        Me, "Really?"

        Her, "Yes, the deed will be just in your name, (said my name)."

        Me, "Really?"

        Her, "Oh, I see. It will be in (both our names)."

        • The closing agent called today trying to get ahold of the lender. I asked her about the title problems I've heard about and how ours looks. She said things don't get to her unless they are ready to go.

          I, too, am having problems getting the lender to get back to me.

            Storm problems, but everyone's back on track now.

              • What are the beaches like in that area? Please compare with FMB/Bonita area. It looks like Beach Rd must really get crowded...maybe it's easier to take a boat?

                  If you are asking about Englewood, the beach is Manasota Key, and it is nice. There is a roundabout at Beach Road and Gulf Drive and a large public beach with parking there. There is a State Park at the end of South Gulf (Stump Pass State Park). There's another park on the Bay, Lemon Bay Park, and another one further south along Placida Avenue.

                  It is not as nice as Crescent Beach at Siesta Key, and we are kinda partial to Bonita Beach and Fort Myers beach, but even as I am typing this, I'm thinking they are all nice so it's kinda wrong to try to rank them.

                  Manasota Key, Placida, Boca Grande are very Florida-ey, nice. Lots of bays, creeks and canals. Lots of fishing, dolphins, manatees, birds . . .

                  It is not a busy, congested area.

                    A flurry of emails among auction.com, the closing agent (NREIS), the lender, and us, a big push to close. Our packet hit the lender's desk yesterday. Snow delay.

                    The good thing is that all three groups are on the same team, trying to get the same thing done. That would not be the case if dealing through traditional real estate channels.

                    Not anticipating any problems.
