There's not the bargain-basement prices or huge number of foreclosures as two years a go, but, here's a decent one, older but already updated:

This is the subdivision that has the "community" boat ramp and courtesy dock on Oyster Creek, which is just 2 blocks from this house. Oyster Creek goes to the Lemon Bay, which goes to anywhere you want to go.

Just Listed, so they won't take any lowballs, but check back in a couple of weeks and you will likely see this one under contract.Last edited by JLB; 11-05-2012, 07:41 PM.RCI Member Since 24-Aug-1989/150-plus Exchanges***THE TIMESHARE GRIM REAPER~~~Exchanging/Searching/SW Florida/MO/AR/IA/Consumer Advocacy/Estate Planning/Sports/Boating/Fishing/Golf/Lake-living/Retirement****Sometimes ya just gotta be a dick

Having only stuff like opening the cabin for the summer to equate it to, I am pleasantly surprised by the condition of the southern white (off-white) house.
That fifty bucks a month to the neighbor was money well spent.RCI Member Since 24-Aug-1989/150-plus Exchanges***THE TIMESHARE GRIM REAPER~~~Exchanging/Searching/SW Florida/MO/AR/IA/Consumer Advocacy/Estate Planning/Sports/Boating/Fishing/Golf/Lake-living/Retirement****Sometimes ya just gotta be a dick

Those who have been foreclosed can get a free Independent Foreclosure Review. If errors are found in the way the foreclosure was handled, there may be compensation, up to $125K, plus equity lost.

Things look much nicer down here this year. New construction. New businesses in one that were closed last year.
I had an interview this morning, and mentioned that to the lady. She said her boyfriend bids roofs, and he has done millions of dollars worth recently.
The short of it is that prices got low enough for new investors/developers to put new money into projects, and they have.RCI Member Since 24-Aug-1989/150-plus Exchanges***THE TIMESHARE GRIM REAPER~~~Exchanging/Searching/SW Florida/MO/AR/IA/Consumer Advocacy/Estate Planning/Sports/Boating/Fishing/Golf/Lake-living/Retirement****Sometimes ya just gotta be a dick

The more I drive around, the more I see buildings that were distressed, and are now spiffed up and even improved. You look at them now and think, "That one was a no-brainer. I wonder why it ever sat."
Same with all I've posted. We'll be looking at them in a couple years and say, "That sold for that!!!???"RCI Member Since 24-Aug-1989/150-plus Exchanges***THE TIMESHARE GRIM REAPER~~~Exchanging/Searching/SW Florida/MO/AR/IA/Consumer Advocacy/Estate Planning/Sports/Boating/Fishing/Golf/Lake-living/Retirement****Sometimes ya just gotta be a dick

Canal Home:

Wow! on this next one. I had no idea is is a foreclosure. We've been there many times. Fishing boat dock, seafood restaurant, weekend craft show location. Boca Grande is in the distance:

There's other Placida properties if you'll look around on that site.Last edited by JLB; 11-26-2012, 07:45 PM.RCI Member Since 24-Aug-1989/150-plus Exchanges***THE TIMESHARE GRIM REAPER~~~Exchanging/Searching/SW Florida/MO/AR/IA/Consumer Advocacy/Estate Planning/Sports/Boating/Fishing/Golf/Lake-living/Retirement****Sometimes ya just gotta be a dick

The newspaper reports that 2012 has been the best tourist season ever in Florida, and 2013 is expected to be better. There is concern that the situation in the Northeast may affect this coming Snowbird season, but occupancies and room rates are up.
There was mention in the article that people are less concerned about or there is less uncertainty about their person situations and there is pent-up demand.RCI Member Since 24-Aug-1989/150-plus Exchanges***THE TIMESHARE GRIM REAPER~~~Exchanging/Searching/SW Florida/MO/AR/IA/Consumer Advocacy/Estate Planning/Sports/Boating/Fishing/Golf/Lake-living/Retirement****Sometimes ya just gotta be a dick

Canal home still available:

Looking at the googlemap picture, I just noticed that this house has a hip roof, something probably done fairly recently, since they weren't done when this house was built. Look at the other houses and they don't have one. That will save a lot of money on insurance.

Here's another one in the neighborhood with the dock, ramp and access to Oyster Creek. Newer and bigger than most:

If you click out of Street View and then go north one block to the stop sign, look right. You should see the access. if the link works, here is it:
