      • I was googling around trying to find a way to get our plat map online and found a study of undeveloped platted subdivisions. Here is a quote about Charlotte & Lee Counties:

        " Florida's southern Gulf coast is an area of major subdivision activity, especially Charlotte and Lee Counties (see Figure 2). Both counties have more than two vacant lots for every lot that is occupied. Charlotte County is dominated by Port Charlotte, with 118,250 platted lots, 88,500 of which remain vacant. Lee County has over 337,000 platted lots, 232,000 of which remain vacant; most of the vacant lots are clustered within two mammoth pre-platted subdivisions. One is Cape Coral, whose development history has been popularized in the book Lies That Came True: Tall Tales and Hard Sales in Cape Coral, Florida (Bernard 1983) and thoroughly documented (Dodrill 1993). The other is Lehigh Acres, the subject of the case study below. A home on each of these lots would create a build-out population that would far exceed the ability of local governments to provide even the most basic services (DeGrove and Stroud 1987, 3-8). "

        You would have to have been there to know what it is talking about . . . miles and miles and miles and miles of decrepit, ill-or-non-maintained roads, with a house every now and then.

            • In the past week I have discovered that there are many who are not reluctant to jump on available properties in SW FL.

              An email from auction.com redirected me to a county site conducting auctions, and they are quite busy.

              Then, I checked a house near us, and wound up on another county's tax sale site, and it is very busy. The house I was checking on went to a holding company out of Bermuda. The sale date was 10/14 and the recorder is so backed up the Deed has not been recorded yet. The previous owner is still in the house.

              When I searched the holding company, I see that they have snarfed up a lot South Florida properties, likely sight-unseen.

                The company that I found doing a lot of tax sale bidding and buying is a reinsurance company, PPF Holdings III Ltd, a subsidiary of Partner Reinsurance Company Ltd., a subsidiary of PartnerRe Ltd.

                What would they be doing buying tax sales property? Adding to their portfolio, flipping for a profit?

                • My conclusion is that large holding companies are snarfing up just about any distressed South Florida property they can, sight unseen.

                  I suspect they do not care what each of them is and will not do anything about them, clean them up or evict squatters. I suspect they will flip them to investors who will do that, the dirty stuff.

                  In the mean time, there are a few decrepit properties with people who do not have the right to be living in them living in them.

                  Up until just this past week, every property I have seen, hundreds of them, have been purchased by small investors and cleaned up. This is new.
