Here are the Lee County properties in the current online auction. There are 2 condos and neither have a bid.

      I-75/Colonial/6 Mile Cypress area:

This one appears to be off Gladiolus near MacGregor, about 7 miles from the beach. Googlemap does not find it correctly, but mapquest does:

I'm picturing condos on the 6th hole, on the left all the way to the green.

Oh, there you are over there on the right. I never placed you there. But, yes, they are all houses.

This golf house up in Rotonda, near the beach at Englewood, Placida and Boca Grande, is also in the current auction, and also has no bid. This is where we've been going and playing golf in the winter, and there's a half dozen or more couple from here who winter there. Very quiet, peaceful, not congested. I know exactly where the house is and can tell you way more than you probably care to know about Rotonda:

                ROTONDA WEST Auction - 5 PEBBLE BEACH RD ROTONDA WEST, FL 33947 - (Event# H-240) - Auction.com

There are at least four full country clubs in Rotonda . . . the one I play at is 27 holes. It says the POA dues are only $13/month!!!

If we did not have the house we already have, this one would definitely be a buy . . . but we have not seen it. You can rely on the pictures.

It is listed @ $89,900 on homepath.

I can't tell you how surprised I am about the properties in the last two posts. Some really good places there, not getting any bids.

I'd like to know more about Rotonda. How long would it take to get to the beach from that house? How does one get to Don Pedro Island? (I can't see a bridge on the map). What is in the center of Rotonda? (I see a parking lot, circular bldg, tennis courts...)

rotunda is built as a rotary. different pie shaped sections. it is very mixed area. our friends have a very nice home there. there are no amenities in many of the sections. We looked there and there was a pack of about 20 dogs running aorund together. It kind of scared us off. I don't think there are many covenants there. You are not near a beach at all.

The history of Rotonda is very interesting, and I will cover it briefly.

The original idea was for it to be a series of canals with access to the Gulf. The story is that the original developer POed someone in Washington, and the bay leading to Rotonda was blocked off, which you can see in the Leeward/Placida area. So, now Rotonda is an elaborate system of canals going nowhere.

Rotonda was started circa 1970. It is comprised of eight "quadrants" formed by canals and resembling the spokes of a wheel, with a hub in the middle, Parade Circle. Inside Parade Circle is a park, RV/Boat Storage, Water Treatment plant, and other maintenance facilities. There is an outer canal around the development that the spokes connect to.

The bottom left 1/8 is set aside as a natural area, and that was the area where Gulf access was to be (and could be in the future).

So, working clockwise, the first houses and country club are in the left 1/8 2nd from the bottom. So, that's 70's, mostly, with newer houses built on lots not built on earlier. The next generation of houses was built on the next 1/8 spoke, and so forth, to where today development is focused in the spoke to the lower right.

                        There are four country clubs.

Rotonda West, FL - Rotonda Golf & Country Club - 81 Premier Holes On The Cape Haze Peninsula

81 Premier Holes on The Cape Haze Peninsula

From the house on Pebble Beach, entrance and exit would be mostly using Rotonda West Blvd, very convenient there. There is new church under construction at Rotonda West Blvd and Parade Circle. Using that, the beaches at Englewood would be 8.4 miles/18 minutes.

Palm Island/Don Pedro are accessible by ferry only, and the ferry landing is very near Rotonda West Blvd and Placida Road.

From the Pebble Beach house, you can get to Cape Haze and Boca Grande either the route I explained, or by taking Cape Haze Road from the inner hub. There is another Rotonda Golf Course at Cape Haze, and there is a very upscale development around it. It is 4 miles to Cape Haze/Placida/Boce Grande.

That is where the water to Rotonda is blocked, actually a berm dam. But there are very nice waterfront homes in the Cape Haze area. Some of them have been on homepath, including two the last time I looked.

Cape Haze, Placida, Gasparilla, Boca Grande is very Florida-ish, watery, beachey.

We have friends that just bought there, $1/2 million, and others in different areas of Rotonda, mostly the newest (Long Marsh). Stuff there is $250,000-ish.

You can googlemap and street view most of Rotonda, but they missed Pebble Beach.

Ten minutes to Wal Mart, three Publix grocery stores, Winn Dixie, Sweet Bay, Home Depot, etc. Bigger civilization . . . Venice, Port Charlotte, etc., 1/2 hour away.

The whole area is very vacationey/resort life style.

I'm still amazed at the current auction. Last month I watched 79 auctions and they all got bids, some into the $100Ks.

The only one getting in real action this time is the Bonita Shores house, now at $75,500. Two condos have a minimum bid, and nothing else, including the Rotonda house, have any bid.

Maybe so much last month that it burnt out the buyers.

Again, Englewood is old Florida, bypassed b y US 41 and I-75.. Ft. Myers and suburbs on down to Naples, new Florida, urban sprawl, much like SE FL.

Rotonda is unqiue, sorta in between.

Jim, what are your plans when you get the house? will you need to furnish it? will you come down after the closing? WE haven't heard anything about that.
