RCI didn't say what unit number. All I know is that it is a 1 bedroom. We've stayed at Little Gull Cottages, Gulf Tides, and Four Winds on Longboat keys. But we only stayed at the SeaWatch on the Beach of Fort Myers Beach. I would think that Bonita Resort & Club is a step below them but that is alright because it is SE Florida in December.

    • SE SW, who cares?

Exchanges have always been by specific unit at BR&C. I always called RCI to see which one was available, and only took those ending in 7 & 8, which I always got (until their owners sold those units).

I remember the conversation I had with an owner when I first called there to check it out. He said it is laid out "North, South, East, and West, with two units per side. North is Estero Bay view. West is looking at Big Hickory Pass, South is facing the road/trees/parking lot, East is parking lot/dumpster/Big Hickory Marina."

      West units end in 8 & 1, South end in 2 & 3, East end in 4 & 5, North end in 6 & 7. Our favorite unit is 307.

The best units end in 6 or 7 (7 is best). Next best end in 8. Our favorite unit is 307.

There is a sunset deck at the top of the stairway on the west side. Sunset party every night, BYOB.

There are 8 units on the first three floors and two 2-bedroom penthouse units at the top. Each living room has a screened lanai, and sliding doors to open the living room if you want.

      Bicylces available.

There is a sign in the lobby that says, "Unattended children will be sold into slavery."

When you bring the pontoons back in, you pull up to the gas pumps at Big Hickory Marina next door and they refill the tank. Used to be less than $5 . . . but that was the Good Olde Days . . . four or five years ago. There is always a current from the tide going in and out, so docking the boats can be a little tricky. There is a fish cleaning station on the dock. The pelicans can show you where it is.

In the picture on their homepage with the boats in the foreground, you are looking at the north side of the building, 06 and 07 units.

      bonitaresort.us

You might notice on their site that collections are very high, at 96.4%, and there are some Assn weeks available for sale @ $700 or 2 for $1000.

Christmas to March weeks mare $3500-$5000.

      • I put it off as long as I could, but yesterday was one threat too many.

I just sent a nastygram to all involved with our Florida house-buying effort: Auction.com (REDC), Homepath, NREIS, and Nationstar.

        • DIY channel just said that the single thing having the most impact on the value of a house is being located next to a body of water.

I'm surprised because there are so many other factors, even just among location . . . mountain, desert, urban, suburban, shopping, historical, nightlife, vacation area . . .

            • More threats from auction.com, for not getting this closed. Threats of penalties. In 40 years of buying real estate, I have never encountered that before.

Problem is with the lender, one selected for us by them or homepath. I got home last night to an email requesting a bunch of stuff (more) to be sent to them. It has not even gone to underwriting, where we were led to believe it was 3 or 4 weeks ago. I have faxed stuff many times, but they keep wanting more. Dumb stuff.

The people we are dealing with at the lender keeps changing, too.

              • It's another day of trying to provide stuff for people who do not answer their phone or reply to voice mails and emails.

                Frustrating.

I realize it is because I adhere to a higher standard of business conduct than the business world of today. People want things done yesterday, but no one seems to be willing to do what it takes to get done even in two weeks, or two months.

                • Unfortunately there is another side to these foreclosures, and if you saw 60 Miniutes on March 6, you saw it. Every foreclosure has a story behind it and often it is that a family who used to live there is now somewhere else.

Something many of us are familiar with, those motels along 192 in Kissimmee, near Disney and Orange Lake and Summer Bay and Wastegate, is where many of the families in one of the hardest hit areas are now living. School buses stop all along there now to pick up hundreds of kids. Their parents find what day-work they can, or beg on the streets, to keep their families from having to go back to staying in their cars.

Since that was aired Sunday, the school district there has been overwhlemed with offers of assistance from around the country.

I have often wondered where the hundreds kicked out of their homes in Lehigh Acres are now.

                  Very sad.

                  • Another new condo listing near Englewood. This one's near Cape Haze, Placida. Several newer, upper-end condo developments in that area:

Charlotte County, FL - Fannie Mae REO Homes For Sale

Unfortunately, it does not look like googlemap swung in there. I will see if there is a picture on the County's site.

I found it. Here is the previous value:

                    5 /2007 3183/1865 VACANT $420,000

                    Here's the 2010 value: $143,030

                    Listing price now: $129,900

                    Here's the legal (Charlotte County):

Not much on the mapping site.

I would say it happens with mortgage brokers, as opposed to local bankers who know you.

Things are coming to a head today . . . scoldings and ultimatims being delivered.

I'm waiting 2 more hours to deliver mine, to give the mortgage broker a chance to respond to yesterday's scolding from others.

Change mortgage broker to lender, and I delivered. A little flurry soon thereafter, and since it's been quiet.

There are definitely two different worlds . . . one ignoring what's really going on, cuz they have to to market their high-end properties.

I encountered that up in Charlotte County when I called an agent specializing in waterfront properties . . . "Captain" someone . Our conversation ended when I said something like "canal properties for under 100."

There were, and still are, several in that category, but not in his world.
