That's about like 1 week in a studio in January in SW FL through RCI.
I have mailed or FAXed around 70 documents to the lender, more than 200 to all the parties involved, and more than that in emails and phone calls.

I'm not smiling this morning.
The latest, received too late yesterday to know more, the house may not be insurable. Citizens is requiring "certifications" only an owner/seller likely could provide and, of course, there is none in this case.
I may be premature, but this is something the seller should be responsible for, regardless of who the seller is. Or, if a house is not insurable, not have it on the market. I have other thoughts, but, that is going down a very thorny path.
We have already paid for flood insurance and a survey this week, so . . . .
Can anyone say anxiety?

More problematic today. Anxiety level up 3000%.
Insurance agent is saying an inspection is required, and there is a possibility the house is not insurable, or even habitable.
Auction.com says they have never encountered this before.
Local agent listing the house is denying all responsibility, saying sale is as is.
This is not the type of inspection a person would do before making an offer on a house.

We are having the 4-Point Inspection done tomorrow. Closing has been pushed back.
I finally found a competent person, the inspection person, and while I was talking to her, she pulled the house up in a search. It had the electrical and plumbing updated in 2003. She said not to worry.
In Florida, there is a lot of stuff for the buyer to do, considering that it is for property they don't own yet.
I've check responsibilities and duties of Florida real estate agents, and it is more than "as is, the buyer is responsible for everything." In our case it was like pulling teeth to get them to even come let us in the house. The local agents have not done one thing concerning the sale.
I don't believe we have ever received the Florida Disclosure notice. It includes the agent duties, as disclosed to the buyer:
1. Dealing honestly and fairly;
2. Loyalty;
3. Confidentiality;
4. Obedience;
5. Full disclosure;
6. Accounting for all funds;
7. Skill, care, and diligence in the transaction;
8. Presenting all offers and counteroffers in a timely manner, unless a party has previously directed the licensee otherwise in writing; and
9. Disclosing all known facts that materially affect the value of residential real property and are not readily observable.

In any event, permits, like for home improvements, are/is one more thing you can find on the County websites when doing due diligence for a Florida purchase.
In our it case it showed the electrical upgrade, the plumbing work, a 10 x 20 shed, and fannie mae doing a permit and lien search.
One of the sites also showed a 16 x 16 wooden deck and an old wooden dock, both inspected fairly recently, and labeled as in poor condition.

I just got a call from the lady who took care of our inspection, and the only things needing attention are minor.

This changes with every email or phone call received.
Now the insurance agent says Citizens will not provide insurance until the minor problems are corrected. That is on a house we don't own . . . and that the "seller" is "selling" "as is".
The seller disavows any liability for anything, including providing information the buyer needs to rely on.
So far we have paid for a survey, flood insurance, and the 4-Point Inspections, because we were told we had to, on a house we do not own.
