      While I'm at it, here's the upper end, a direct beachfront Gulf condo on Palm Island, accessible only by boat and ferry. Sold last for $599,000, now $399,900, but will go less:

      • If the link works, here's 596 houses within 100 miles of us that are being sold on auction.com, which is how we got ours. Some with starting bids as low as $1000. If a person took time to wade through them, there's probably some diamonds there.

              • Although there are still foreclosures working through the system, they are priced much higher than two years ago. The area is well on the way to recovery. I noticed a commercial development abandoned while under construction when the recession hit is back under construction. The water department for our little town says there have been more request for availability (new building permits) in the last three months than in the previous three years.

                So, the settling in to lower values seems to have been completed, and the boom is off and running again.

                It is very busy this Snowbird season.

                    Someone emailed me and asked about this house when it was a foreclosure on homepath. Seems like it went for around $60K. We've been watching the fix-up, and here it is now.

                      For the clicking-challenged, that one's being flipped at $174,900. That ones pretty realistic.

                      A small one near us, almost identical to ours, but not on a canal, and immediately behind one that sold for $32,000 two years ago, is listed at $134,000. That one's a little high, but it is a nice house so will probably get $99,999.99.

                      • DW and I drove around with a list of about a dozen distressed properties, taking note of others that have been foreclosed and flipped the last three years.

                        Generally, the ones that have been flipped are not only much nicer than they were when foreclosed, but they are much nicer than the houses around them. They are bringing between double and three times the foreclosure price.

                        If anyone's interested, we saw a few today with great potential.

                        Down here the recovery is well underway. Actually, the next boom is well underway.

                        • Recession????

                          Things could not be busier down here. The beaches are packed, with people parking wherever they can, quite far away, and walking. The boat ramps are packed. Parking lots are full. Pulling out into traffic is a death wish. Several new residential subdivisions are being laid out, with at least 2000 building permits approved. McDonalds is so busy that Burger King is busy.

                          The next boom is well underway.

                          • A house on the next street, on my daily dogwalk, has been a bank REO since we have been here.

                            It sold recently and I have talked to the couple appearing to be living there, fixing it up.

                            Yesterday when I walked by they were gone and there's a real estate for sale sign in the yard.

                            I don't know what I'm more upset about, that they are flipping it instead of living there, or that it is not us flipping it, cuz that one would been pretty easy.
