    Hello, I own points at Daytona Ocean Walk (wyndham) and wanted to ask, if I buy additional points for the same location, do I have to pay extra maintenance fees for the extra points in addition to the maintenance fees I'm already paying now? Thanks for your input!

      You also need to pay extra club dues on these additional points. The MF is based on your deed, if it is different than your current one, it may have different number.

        Speaking of maintance fees....Does everyone at a one resort pay the same amount per point on their fees? How are those fees figured per owner?

          it will be the total budget in that HOA divided by the total points in the deeds belong to that HOA.

          You could have different HOA (like Glade, or BC's President unit) in the same resort though. Then it usually split the MF between the Public area share by those HOA by some predefined plan set up by the developer, and add their own units' fee.

            If the resort is only a UDI resort then the MF's are the same. Depending on Wyndham point level ownership, the club dues that are in addition to the MF's may vary. Thus the total paid for identical point ownership at that resort may vary slightly.

            While most now are UDI, some resorts have only fixed weeks, and some have both UDI and fixed weeks.

            For fixed week or interval resorts then it is not so clear cut. Fixed weeks are awarded Wyndham points value based on desirability. A Summer 2BR week may get 189K points when converted while a less desirable week may get 84K for instance . Both still pay the same $$ in MF, so the amount paid by one owner per point compared to another can vary widely depending on the underlying week.

                Actually, while we were in Branson we went to a presentation for a travel club. The woman was trying to convince us we should get rid of our timeshare....they would take it off our hands.....and she said we were new timeshare owners and that there was a "six year sucker phase" where timeshares have lower maintance fees when owners are in the first six years of their ownership and then maintance fees skyrocket after that. And I did not believe her and told her that was not true and she said well, how do you know. It just agravated me that she said that. I know they try different ploys to get you to go their way. But that is what prompted the question.
