    Disappointing.

    The resort location, 1201 Simpson Rd near the intersection of Boggy Creek and Fortune Roads. It’s on the east side of Kissimmee, close to the Fl. Turnpike.
    We found that being away from the mad buzz on the 192. was great. Other than emergency- vehicle sirens on Simpson Road, this is a quiet neighborhood.

    We arrived for a three week stay around 5:30 PM. Check-in went fast.
    The resort has an unmanned entrance guard shack with guard arms (up at all time). The entire property is enclosed by a 6 ft high nice solid fence, except a 5‘ chain-link around the lake.

    Ground floor Unit 1602 was 2 bed, 2 bath. Roomy with large kitchen and living room with 42” plasma TV and DVD machine hooked up with cable so picture was average. No HDMI or S-video cabling. Old style BR TVs.
    Tile floors, but bedrooms had well worn carpet, not sure how clean. The microwave was new, stove, refrigerator were older. Dishwasher worked fine, just old and noisy.
    Had a full-size plus loveseat-size sleeper sofas. Both ok for sitting. Large table with chairs at kitchen end of living area. No foot stool.

    Stack washer/dryer in kitchen. Dryer vented into the room. Much moisture and heat.

    Tried maintaining 72 - 76 deg. Had to constantly adjust unstable t-stat. Some times too cool, other times too warm. We lucked out with weather for the mid-Dec, not humid.

    Small vanities, not large enough space to set things out. Master bed - queen size and firm but slept ok.. Window in master bedroom was fitted with plantation type shades. They did not keep morning sun from entering room, making sleeping-in impossible.
    2nd bed room had a full bed with small TV, no ceiling fan but good size closet.

    Hot tub was good size with nice temp, 2 larger pools with nice water temps and clean, Kiddy pool area with mushroom shaped water feature that makes a water fall event. 2 gas grills in this area along with 4 picnic tables plus covered area with tables and chairs.

    There are onsite RECYCLING bins.

    Wireless internet at no charge near the pool. Too bright to read the screen. To get it in unit… $7 a day or $25 a week.

    A complimentary cleaning service and towel exchange is provided mid-week.

    The grounds were kept clean, but not park like.
    There was no fishing area in the lake that adjoins the property. RCI states there is.

    The PUBLIX grocery store is right next to the property and there is a walking gate that can be opened with your room key that makes trips to the store a breeze.

    We reviewed the remarks by previous visitors and note that the physical description although written several years ago is still applicable.
    We were concerned about stairs, so we called ahead and requested a ground floor unit. Our unit was number 1602, a two bed-room ground floor, up front, near the pool .

    This is a small resort with friendly people. The furnishings are about average.. At the time we were there, few families and kids were present.

    There was bottled water in the fitness center (I hate Florida water). We had a bag of ice delivered as the unit icemaker used the same putrid water.

    A computer is available in the main office for checking email, internet use, etc. Amenities include shuffle board courts, a full out-door basketball court, a kiddy basketball court with shorter goal,

    The staff provided easy to follow directions to all requests. They were always eager to answer questions. The resort provides a pleasant environment.

    The resort provides a BBQ lunch on Wednesday (hamburgers and hotdogs with all the fixings) for $2.00, and an ice cream social on Thursdays.

    The Villas was equipped with everything, but wine glasses. They were furnished upon request. Even dish detergent and laundry detergent are provided, along with paper products, a tiny bar-soap, shampoo, conditioner, lotion, etc.

    I would recommend this location for anyone wanting to visit the areas, but not needing luxury. While it is far from Gold Crown, it does provide value and more than adequate amenities.

    Size wise the unit was adequate, furnished comfortably, but by no means luxurious.
    Bathrooms are small. There’s no Jacuzzi. The water pressure was almost nil at the master tub/shower.

    The resort encouraged people to attend a presentation. We were bugged about it daily.
    We had reserved a three week stay. We checked-out after ten days.

    A comfortable place, but nothing fancy. The oversized Hot tub and covered patio area made this an enjoyable visit.

    I rate a 6. There are so many timeshare units in this area that you can do better unless you need a ground-floor unit on a moments notice.

      We stopped by this resort a few years ago, just to see what it was like. There always seems to be availability, even for the 3-bedroom units. We were not very impressed with the grounds, but the staff was very nice. We never did book a week there, as there are lots of much nicer resorts in the Orlando/Kissimmee area, and we have stayed at many of them.
