      Now we're pinning it down:

28 Resorts were found for FLORIDA/FLORIDA: ORLANDO AREA

      This would be my pick:

      Summer Bay Resort (#3175)
      3 Bedrooms 10 / 10 Full 08/12/2007 08/19/2007

Yes, the week the resort banked is very important. I have a blue, three red and a Hawaii "cherry" red week that I play around with for trading power.

The Hawaii week was deposited by PAHIO for February, which is whale season and the most popular for the islands. It is a one bedroom Bali Hai, but I can pull three bedroom Orlando and two bedroom Hawaii weeks (even at the same resort and even at Shearwater). I didn't know that until recently. I see Summer Bay Houses all the time with that week, including one early December and another early September.

None of my supposed red weeks in Colorado, all late Spring/early Summer, are pulling the same things as Hawaii. I still pull GC's, but not all of them. I really do not get it. It is better to grab something five months out. I have gotten summer Hiltons with all of my weeks that way, especially that time of the year, mid-to-late August.

Check availability at midnight Eastern Time. I have found some really good weeks at that time, including those Shearwaters I posted earlier today.
My blue Colorado week will pull a lot of great places in Orlando, but I have the best luck during off-season times, or I basically end up with the same old resorts for summer, but I can still get resorts in the summer. Vacation Village at Parkway is one of my favorites, we can get it anytime with the blue week, same with Orange Lake.

My long explanation would have been something like that.
              - - - - - -
All red is not equal. It could be as subtle as one week's difference, 11 doing well and 10 mediocre. 52 and 11 doing well and things in between being medicore.

It can change from year to year. It can flip-flip from Spring being strong and Summer being mediocre to exactly the opposite.

It can change because of guest surveys, some weeks getting strong reviews and some weeks getting bad reviews. For instance, a bad snow season at a ski resort could lower trading power in future years.

It could be 44 and 45 in Orlando not doing so well, although all of Orlando is red, and 28 and 29 doing much better. In Orlando, 23 is weaker than 24, 50 much weaker than 51 and 52.

It depends on the location and it can change from year-to-year, quite drastically actually, at the same Location. It depends on the nature of the location, whether it is one that is busy when school is out, or busy when it is cold elsewhere, etc.

As far as I know August is easy for Orlando....there will be pleny of weeks available at the RCI rental sites like veteransholidays.com for $299 for a whole week.....at least that is how it was this last summer.

What exactly are you hoping to find? As in which resorts and how many bedrooms?

Perhaps we can help you narrow down your possibilites if we knew?

Thank you for all your help, but I was able to book sheraton vistana for the week we wanted in August. I guess I was lucky to have gotten what we wanted. I guess it paid to search each day.
