  • Orange Lake Country Club - Did I make a good purchase?

    Ok, I have read many posts here and have seen that I have made some good choices and some bad ones with my recent purchase. I bought at Orange Lake. I know Orlando is not the best for trading value and tends to be high in MFs. But, here is what I bought. Tell me if I made a good purchase (ie, was it worth the money I spent)

    Orange Lake Country Club
    North Village
    Week 27 (sat to sat)
    2 bedroom
    MF= (around $650 including taxes)
    Sale price: $3500 (plus $400 in closing costs)

    What do you think? Was it a good purchase? Anyone know what the developer cost is there?

    I am sure that the developer price is much more than you paid; probably at least 5 times more. The maintenance fees are high, but you cannot get 2 nice hotel rooms in Orlando during 4th of July week for under $100/night, and you will get a living room and a full kitchen also for that price. Although Orlando is saturated, week 27 is a high demand week, so if you plan on using your timeshare you made a good purchase. You might not be able to consistently trade into OLCC during that peak week with a lesser trader. Also week 27 will trade better than most other Orlando weeks. I had a week 27 at Vistana and it traded fairly well. Now it is time to stop worrying about it, and enjoy your new timeshare!

      I would say it is a very "interesting" purchase for a single young man who has expressed interest in areas that are on a much different plane than Orlando.

      Water under the bridge. Now you must learn to use it as much to your advantage as possible.

        The bad news is that it is in Orlando. But at least you got one of the best weeks there and a unit big enough (2bd) to be in demand. Dunno if Orange Lake is a great place to buy tho. I expect you should be able to get most of your money back when you sell- unless Orange Lake falls out of favor.

          I'm not a fan of Orange Lake, but if you like it there and are planning to use the timeshare yourself, then I'm sure you did fine. You didn't spend that much, so you don't really have much to lose.

          Trade wise, I guess the good news is that week 27 is 4th of July week, and maybe you will get a little bump from the trading companies because of this, but Orlando, being saturated, isn't really a place to buy a hot trader. In addition, Orange Lake in particular always seems to have tons and tons of availability, so I would think that compared to other resorts in Orlando it might not trade as well...that is, if the exchange companies have fine-tuned their model enough to account for that.

            Bear in mind that OLCC did not break into 4 separate resorts in the RCI exchange system until 2009. So there is a pretty good chance that there are some North Village deposits in that 2008 listing.

            ALSO, just because you see just one unit listed doesn't mean there is only one available. It is just how RCI lists them.

            I believe week 27 would be 4th of July about 50% of the time.

            What Sharon says is true. OLCC is a very easy trade if planned in advance. This is why we have been suggesting using an independent exchange company, particularly when given the places you would like to trade to.
