  • CPGV Points System

I have read several posts on the Cypress Pointe Grand Villas Points System and still do not fully understand the pro's and cons. Can someone help me out?

I own 9,500 points purchased recently on resale, but have not yet used.

    1) Can I simply cash these in as needed to book time according ot the resorts UDI Points Table at CPGV?

    2) Must I also buy a membership to either Sunterra or now, Diamond Resorts in order to book the already purchased and deeded points?

    3) Are there any tricks or nuggets of info anyone can share that already owns in the same manner we do that will help us use this "as is"?

I do not wish to pay any more and am happy to stay only at CPGV for this timeshare (we own others, too that we can trade). We are also already members of RCI, if that has any advantages with the CPGV Points owned.

Thanks for any help you can give!

There was an internal points system when the resort was new

Did you buy the actual deeded points at the resort or resale points in the Trust? At CPGV there are three different points based systems:

    - The original, one resort (CPGV) based points that are for use only at CPGV. This is a float use based system that gives you flexibility in unit size and use dates but no outside trading. It wasn't sold for too long as along came # 2

    - Club Sunterra. A voluntary points based membership in which you kept your deeded ownership - based on UDI - and were assigned an annula allotment of Sun Options to be used within the Club system. The underlying deed (UDI) could be resold but the membership in the Club system was terminated on resale - the new buyer would have to pay to rejoin the Club (usually around $2500-$4000). Finally we had

    - The Trust. This incarnation gets you into the RTU, non-deeded Trust of 22+ resorts with a blended annual fee structure. This one supposedly can be resold but it's new enough that I know little about how it works.

Assuming you have points based in #1 or #2 then you deal strictly with the resort for reservations. As I understand it they treat you basically as a float week owner and assign usage based on your total points and the rules that apply to those points. You are going to want to read the documents to gain an understanding of how the point values were assigned and what they are worth. If you don't have a copy you can buy one from the resort OR see it on line POS CPGV (VERY large PDF)

As mentioned there were not too many of the sales done under the original points system at CPGV as Club Sunterra supplemented it within a year or so. I've never heard of many people who use that method of reservation at CPGV but as non-trust Club weeks get resold thus ending that membership there may be more and more.

If you don't wish to get the full press sales pitch - which will involve paying more - talk to the resort directly not through Diamond. They will have the information you are looking for.

Whats up for 2008 at CPR

Glad you asked (I ALWAYS like talking about CPR).

In 2008 the long delayed Cafe Pointe featuring Starbucks coffee will finally become reality. Construction will begin as soon as all permits can be obtained - currently estimated by 2/1/08. It will be 8-10 weeks for construction so you may be one of the first to enjoy a Frappuccino by the Volcano pool.

In early January construction will begin on the new recreation/picnic area across from the Clubhouse on the former sales trailer land. This will be home to a new professional tennis court, 1/2 basketball court, two new shuffleboard courts, a gazebo and a picnic area with gas grills. Some of this is all new while some replaces the original features lost when the new laundry/maintenance building was constructed.

The exterior painting of all buildings restarts the first week of January and is expected to be completed by mid-year.

In early 2008 it is anticipated we will light the new fiber optics system and higher power WiFi throughout the resort. In the third or fourth quarter the parking lots and access roads will get new paving.

Other smaller projects include new entrance canopies on all buildings, lightning arrester system to protect electronics and the buildings, ongoing upgrades to the landscaping throughout the resort and an expanded Gift shop with more features.

Other than that we're not doing much in 2008 (!) as we are starting to concentrate on the 2010 round of full unit renovations. Those will again be major upgrades as we did in 2004/5. This time we'll be replacing all the tile flooring, kitchen and bath cabinets and counter tops and even altering walls and doors to address owner/guest concerns about the current "open" style bath areas. Thats in addition to the expected soft goods, carpeting and more each unit gets every 7 years. A lot of planning is going into this work and the first model has been well reviewed by both owners and guests. A second model may be done in 2008 or 2009 as we fine tune the final plans.

Anytime you visit Cypress Pointe expect to see ongoing upgrades as we know a resort needs constant attention to stay the best it can be. Merry Christmas and Happy New Year to all from Cypress Pointe Resort.

        John
