    I am posting this question for a new member, SKURB, who seems unable to post for some reason. Not sure where best place to post it is:

    ...........I need to find out about maintenance fees .....if a resort is closed due to storm damage and you cant use it ............not even to trade it............why is the fee still due ............im talking about sea gardens in pompano, florida. thanks for any help

    FF Resorts manages Sea Garden in Pompano. Each unit, be it a studio, one or 2 bedroom is OWNED by those who bought their week. These owners are responsible for the payment of fees and maintance to keep the RESORT in usable order. (And taxes, and paying FF- the management company)

    When you buy into most T/Ss, you are buying 1/52nd share of a unit (if you buy a week). This is actually a condo that has units that has been split into intervals for sale. THe owners are responsible for the units upkeep, and the damages that may not have been covered by insurance. The owners voted in the HOA who signs long term deals with the management company.

    Pretty sure FF (as the management company) had adequate insurance....so I think most of that will be paid via insurance. I also think I noted on other threads that FF was letting owners use other FFs even though their resort was unable to accept checkins.

    Ask your friend if they own a week that was or was not converted to FF points. It would be interesting to see if those that had converted to FF points are getting exchanges, while those who did not are not getting exchanges.

    Also, don't forget the Yahoo E groups FF BBS. THey might have better answers, and reasoning.

    But, as an owner of a condo.....I have to pay taxes, fees, maintance even when the condo is uninhabitable due to a storm, fire, construction problems...just like as if I owners a fee simple house.

      I forgot about the Fl problems

      Many of the insurance companies have been very slow to pay for the damages to many places through out Fl & some gulf coast states. Seems no one is 'pushing' hard enough.

      Also, some of the materials are in tight supply. I know most parts of Fl have laws that a units muse be checked for mold (and with all the water that got in through broken windows, there is mold on the hidden side of the wall board cardboard.

      Window glass....I think there is a shortage of what they call Dade Coded windows. It is also much more expensive than regular glass, but it doesn't break when a 2x$ or a 4X8 slams into it at 45 MPH....(I'm not sure of those numbers....but it is required by code now....(even on the beachfront homes in NJ).

      It seems to really be taking long to fix the stuff...I drove by Sea Gardens today, as well as the Santa Barbara....both had activity...big white trucks looked like they might have been gutting stuff.

      I was surprised that all the signage was down for the Santa Barbara....and still had plywood in many of the windows.
